We offer the following comments: <br /> <br />General: The property is zoned R-1 Urban Residential and is proposed to <br />be subd/v/ded into 32 lots. The proposed development is the fourth phase <br />of Chestnut Hill Addition, which according to the approved phasing plan <br />was supposed to have been the final phase. However, there remains to be <br />17 unplatted tots according to the approved preliminary and revised <br />prehminary plat. We can assume that a fifth phase will be necessary to <br />complete the platting of Chestnut Hill and Staff will recommend approval of <br />ti-tis slight modification to the phasing of this subdivision. <br /> <br />o <br /> <br />~ Ail of the lots in this 4th Addition meet the 10,800 square foot <br />minimum lot area requirement for the R-I Urban Residential District with <br />the exception of Lot 5 of Block 3, which appears to be deficient by <br />approximately 400 square feet.. In addition, Lots 3 and 4 of Block 3 are <br />adjacent to Ramsey Terrace Pond and meet the 15,000 square foot area <br />minimum for lots abutting a general development lake. These lots also meet <br />the 75 foot lot width requirement at the shoreline. <br /> <br />Lot Dimensions: The minimum frontage in the urban district is 80 feet or <br />90 feet on comer lots. All lots in the plat meet the minimum lot dimensions <br />at the street or the building setback line., : <br /> <br />Streets, In accordance with the revised preliminary plat for Chestnut Hill, <br />Tungsten Street will be platted and constructed as a north/south through <br />street. The 144th Avenue N.W. cul-de-sac does not exceed the 600 foot <br />maximum length. The streets are proposed to be constructed as a private <br />development project with no city participation in the cost thereof; the plans <br />must be approved by the City. <br /> <br /> <br />
