CITY OF RAMSEY <br /> <br />DEVELOPMENT PERMIT <br />DANNY'S TRANNY'S, INC. <br />DANIEL KARST, JR. <br /> <br />On June 22, 1993, Site Plan approval was granted by the City of Ramsey ("City") to Daniel Karst, <br />Jr., Danny's Tranny's, Inc. CPermittee") to construct a 12,500 square foot concrete block <br />building ("Structure") on the property legally described as follows: <br /> <br />Lots 2, 3 and 4, Block 4, GATEWAY NORTH INDUSTRIAL PARK PLAT #2, Anoka <br />County, Minnesota; <br /> <br />("Site") <br /> <br />This approval is issued pursuant to Section 9.03.06 of the Ramsey City Code. The conditions of <br />this approval are as follows: <br /> <br />STRUC'TUR.E. The Structure shall be constructed as shown on the plans submitted to and <br />approved by the City's Building Official. Approval is given for a building to be <br />constructed in accordance with Sheets A1 and A2 of 2 of the building plans drawn by <br />Graphic Design Architects, revision dates 9/16/92, 4/23/93, and 5/10/93. Ail building <br />plans must be prepared and certified by a registered engineer or architect. At a minimum, <br />25% of the structure will be consmacted of decorative concrete block. <br /> <br />STATE BUILDING CODE COMPLIANCE. The Structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structure shall be sited with a zero lot line configuration <br />and consn'ucted on the Site in accordance with the site plan submitted by the Permittee, <br />which site plan consists of four (4) sheets dated August 26, t992, revised 8/27/92, <br />9/16/92, 5/11/93. <br /> <br />o <br /> <br />REQUIRED IMPROVEMENTS. The Permit-tee will construct and install the following <br />Site lm~ovements on the Site in accordance with the specifications and location as shown <br />on the Site Plan. The Improvements are the following: <br /> <br />g. <br />h. <br />i. <br /> <br />B-612 or surmountable concrete curb around the perimeter of all bituminous <br />surfacing except the southernmost off-street parking area. <br />Bituminous surfacing of all off street parking areas, maneuvering areas, driveways. <br />Class V installation; <br />Site grading <br />Sump area on Lot 4; <br />Seeding;, <br />Landscaping consisting of six (6) Marshall Ash Trees; <br />Removal of existing fencing; , <br />Fire lanes and entrances; <br /> <br />'the Improvements". <br /> <br />UTILrTIES. Permittee shall cause the Structure on the Site to be connected to City sewer <br />and water when said utilities become available to the Site. <br /> <br /> <br />
