We offer the following comments: <br /> <br />~ The first phase of Sunny Ponds consisted of 50 lots, the second phase <br />consisted of 11 lots and this 3rd and final phase consists of 27 lots. <br /> <br />~ The minimum lot size in the R-1 Urban Residential District is 10,800 square <br />feet. Ail lots in the plat meet the minimum square footage requirements. Staff questioned <br />whether Lot 12, Block 2, and Lot 8, Block 3 were large enough in area for the homes on <br />the lot to be able to meet the 110 foot setback from the centerline of Nowthen Blv& Caine <br />and Associates has provided the Cit3, with information to support that these lots can provide <br />a reasonable building foot-print that will meet the thoroughfare setback. <br /> <br />Lot Dimendipn,$; All lots meet the minimum 80 foot street frontage requirement and the <br />comer lots meet the 90 foot minimum width requirement. All cul-de-sac lots meet the 80 <br />foot width requirement at the building setback line. <br /> <br />Access to Lots: All lots will receive access from either 146th Avenue N.W. or <br />FluorineSrreet N.W. The development agreement will prohibit any direct access from the <br />lots onto Nowthen Blvd. <br /> <br />Streets, This phase of Sunny Ponds provides an additional access onto Nowthen Blvd. <br />via 146th Avenue N.W. Fluorine Street N.W. does not exceed the 600 foot dead-end <br />length max/mum. <br /> <br />Utilities: The streets, sewer and water will be installed by the developer as a privately <br />funded project. <br /> <br />Park Dedication. In accordance with City Code, the park dedication due on the plat is <br />$620.00 per lot. In accordance with the development agreement for Sunny Ponds, the <br />developer is to receive a 38% credit in lieu of land dedicated for park purposes. Therefore, <br />the total amount of cash park dedication due on Sunny Ponds 3rd Addition is $10,378.80 <br />(27 lots X $620.00 = $16,740.00 - $6,361.20 credit) or $384.40 per lot. <br /> <br /> <br />
