We offer the following comments: <br /> <br />~ The property is zoned R*I Urban Residential and this 3rd phase <br />of Wood Pond I-Iills consists of 42 lots. <br /> <br />o <br /> <br />I,d/.L_2.[Z,t~ All of the lots in the 3rd Addition meet the mimmum lot area <br />requirements for the R-1 Urban Residential Dismct. <br /> <br />Lot J;)imcnsions: The mirdmum frontage in the urban district is 80 feet or <br />90 feet on comer tots. All lots in the plat meet the 80 foot minknum lot <br />wSdth requirement at either the street frontage or the build/rog setback line. <br />The configuration of Lot 9, Block 1 is such that the placement of the home <br />on the lot will be restricted to accessing onto Junk/re Street N.W. versus <br />146th Circle in order to meet all yard setback requ/rements. <br /> <br />~ The lots will be served by the construction of Krypton Court, <br />Junldte and 146th Circle N.W. <br /> <br />o <br /> <br />Utilities: The development of the lots Mil require the extension of sewer <br />and water utilities. The developer is proposing to provide these <br />/_mprovements as a private project with no financial participation on the part <br />of the CID'. The plans for these knprovements have been submitted to and <br />approved by the City Engineer. <br /> <br />Drainage and Grading: The drainage and grading for this subdivision <br />will be in accordance with the approved '..plan dated August 16, 1992 <br />prepared by McComb Fa-auk Roos Associates~ Inc.
