Knutson: <br /> <br />We are in receipt of yom- proposed final plat for Juniper Woods 3rd Addition consisting of one (I) <br />sheet drawn by McCombs Fraz~ Roos Associates, Inc. dated received by the City on July 29, <br />!993. We are also in receipt of a one-sheet Development Plan prepared by McCombs t:rank Roos <br />Associates, Inc. dated 10/17/89, w/th rev/sion dates 5/23/90, 6/19/90 and 5/4/92. We offer the <br />~O!Jowing comments: <br /> <br />General: The property is zoned R-1 Urban ResidenfiaJ and is proposed to be subdiv/ded <br />into 29 lots in accordance w/th the prehminary plat approved on April 25, 1989. The <br />proposed development is the third and final phase.of Jumper Woods. A portion of the <br />rn~nrna6e pond constructed during the 2nd Addition occupies Block 2 of this 3rd Addition. <br /> <br />2. Lot Sizes: All of the lots meet the rninirnnm 2Lrea requirement of 10,800 square feet <br /> <br />Lot Dimensions: The minimum frontage in the urban distr/cr is 80 feet or 90 feet on <br />comer iots. All lots in the plat meet the minimum lot dimensions. <br /> <br />Streets. The lots will be served by the construction of Torito Street N.W. <br /> <br />Utilities: The development of the lots will requ/re the extension of sewer and water <br />uril/ries. The developer proposes to install these improvements, along with the street, as a <br />private project without 5..nancial participation on the part of the City. Plans must be <br />subrrdtw.4l ~o and approved by the C'/ry Engineer. <br /> <br />Drainage and Grading: The 5.nal plat drainage and utility easements are inconsistent <br />w/th the approved drainage and grad.lng plan ,dated October 24, 1989. The twenty foot <br />storm drainage easement between Lots 1 and 2 of Block 1 should be relocated between <br />Lots 2 and 3, and the easement between Lots 5 and 6 should be relocated between Lots 6 <br />and 7 to be consistent w/th this plan. ~ lieu of the above, the grad.bag and drairtage plan <br />should be modified.
