preventers shall be installed in each sewer line. <br /> <br />IV. <br /> <br />PARK DEDICATION: <br /> <br />16. Cash Contribution. The Subject Property is located in the Sunfish Park District. Park <br /> dedication shall be satisfied by the DEVELOPER making a cash con~bution in the <br /> amount of Nine Thousand Eight Hundred Ninety Six Dollars and Ninety Cents <br /> ($9,896.90), which represents Two Hundred Fifteen Dollars and Fifteen Cents ($215.15) <br /> for each of the forty-six (,~6) !,o. ts, in accordance with the Development Agreement for <br /> Cedar Hills. ' <br /> <br /> GENERAL <br />17. _T_re.e and Sod Planting Plan. Sodded boulevards are a requirement for each lot in the <br /> Plat prior to issuance of a Certificate of Occupancy. In accordance with the policy <br /> established by the City of Ramsey Park and Recreation Commission on June 10, 1993, the <br /> DEVELOPER shall submit a tree preservation plan for CITY approval that identifies <br /> existing tree growth within the Plat that will be preserved during consnmction. Said plan <br /> shall also include provisions for the planting of one two-inch diameter tree (or equivalent <br /> thereof) of an approved species at the road frontage or in the front yard of each of the lots <br /> in the Plat prior to the issuance of a Certificate of Occupancy. In the event the weather is <br /> not conducive to tree or sod planting at the time of Certificate of Occupancy, the <br /> DEVELOPER shall place a cash deposit in the amount of $200.00 for trees and $100.00 <br /> for sod in an escrow account with the CITY and upon verification of the planting being <br /> accomplished, said cash deposit shall be refunded to the DEVELOPER. Failure of the <br /> DEVELOPER to comply with the planting requirement within a reasonable rime frame <br /> following a determination by the CITY that weather conditions are conducive to planting <br /> shall give the CITY authority to cause the planting, the cost of which shall be charged to <br /> the Plat escrow account and the DEVELOPER shall not be eligible for a refund of the <br /> cash deposit made for this purpose. <br /> <br />18.Tree Disease Prevention and Disr~osal, The DEVELOPER shall prevent the <br /> introduction and spread of tree disease into the residual tree populations of the Plat and <br /> adjoining properties and reduce the impacts of construction on the residual property of the <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> I <br />I <br /> I <br /> <br /> <br />
