13. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT. All site grading, drainage and pavement <br />and curbing installation required by this permit shall be subject to approval by the City <br />Engineer. <br /> <br />14. <br /> <br />IMPROVEMENT CONSTRUCTION SCI-IFJDULE. The Improvements required shall be <br />constructed and/or installed on or before November 1, 1995, except that the demolition of <br />the non-conforming residential structure and office attached thereto shall not be required <br />until such time as the Site is replatted to create two (2) conforming parcels. <br /> <br />15. <br /> <br />ESCROW. In order to insure the installation of the Improvements in accordance with City <br />specifications and in a timely manner, the Permittee shall be required to deposit with the <br />City a cash escrow or letter of credit, approved as to form by the City, in the following <br />amounts as each phase is initiated, prior to any building permits being issued: <br /> <br />Phase I - $1,420.00 <br />Phase II - $6,720.00 <br />Phase HI - $9,600.00 <br /> <br />These amounts represent 150% of the City's estimated cost of the ImprOvements. <br /> <br />Upon completion of the construction of the Improvements in each phase, as certified by the <br />City Engineer, any credit balance remaining in the escrow shall be returned to the <br />Permittee. In the event the Permittee falls to construct and install the Improvements as <br />required herein, the City may complete the Improvements with City day labor and/or by <br />letting contracts for said completion and draw upon the escrow for payment.
