e. Installation of pavement with bituminous curb to the portion of the <br /> secure parking area that has been prepared with Class V in Phase I. <br />f. Landscaping. <br /> <br />Phase III - <br /> <br />a. Addition of a 5.280 square foot suite to the strip center. <br />b. Installation of pavement with concrete curb to service the east side of the <br /> new suite. <br />c. Installation of pavement with bituminous curb to the balance of the <br /> secure parking area. <br />d. Grading ponding area. <br />e. Turf establishment in ponding area. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee will construct and install the following <br />Site Improvements on the Site in accordance with the specifications and location as shown <br />on the Site Plan. The Improvements are the following: <br /> <br />a. B-612 concrete curb, except those areas designated on the site plan for bituminous <br /> curb, around the perimeter of all bituminous surfacing; <br />b. Bituminous surfacing of all off-su'eet parking areas, maneuvering areas, driveways; <br />c. Class V installation; <br />d. Site grading; <br />e. Landscaping and tuff establishment; <br />f. Demolition of non-conforming detached residential garage, residential structure and <br /> office attached thereto. <br /> Fire lanes and entrances; <br /> <br />go <br /> <br />'the Improvements". <br /> <br />ARCHITECTURAL DESIGN. The exterior facing of the Structures shall be stucco, <br />painted cement block, or standard lap siding. To vary from these facing materials will <br />require prior approval by the City Council. v~ <br /> <br />EXTERIOR STORAGE. In accordance with City Code regulations, there shall be no <br />exterior storage of equipment, supplies, materials, vehicle parts, or vehicles being <br />dismantled for parts. <br /> <br />UTILlq2ES. The Permittee agrees to join in an initial petition calling for a feasibility study <br />for sewer and water improvements when and if such petition is presented. However, the <br />Permittee does not relinquish fights under Minnesota Statutes Chapter 429 and City Charter <br />Chapter 8 to participate in a subsequent petition to oppose the project. <br /> <br />FIRE LANES. Fire lane and entrances shall be maintained. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />10. <br /> <br />ll. <br /> <br />12. <br /> <br />LIGHTING. Any lighting installed on the Snmctures or in the parking lot shall be designed <br />so as to deflect light away from Highway gl0 N.W. <br /> <br />OVERHEAD DOORS. The overhead doors for admitting vehicles into the Structures shall <br />be approved as shown on the Site Plan. <br /> <br />REFUSE STORAGE. The refuse storage area shall be COmpletely screened from view. <br /> <br /> <br />
