Quarter of the Southeast Quarter of Section numbered Twentv-seven, Township Thirtv-two North of Range Twenty- <br />five West. The centerline of said easement is described as follows: <br />Beginning at the aforcdescribed "Point A": thence North 87 degrees 23 minutes 53 seconds East a distance <br />01 55.00 feet and said described centerline there terminating.. <br />A N 1) <br />A permanent 24 foot wide easement for ingress and egress purposes over. under and across the East 500 feet of the <br />South 200 feet (as measured along the East and South lines respectively) of the Northeast Quarter of the Southeast <br />Quarter of Section numbered Twenty-seven. Township Thirty-two North of Range Twenty-five West. The <br />centerline of said easement is described as follows: <br />Commencing at the Northeast Corner of said East 500 feet of the South 200 feet: thence on an assumed <br />bearing of South 00 degrees 25 minutes 08 seconds West. along the East line of said East 500 feet of the <br />South 200 feet. a distance of 35.00 feet to the point of beginning of the centerline to be described; thence <br />South 89 degrees 58 minutes 11 seconds West a distance of 163.27 feet: thence North 45 degrees 47 <br />minutes 57 seconds West a distance of 32.97 feet: thence South 89 degrees 58 minutes 11 seconds West a <br />distance 01277.42 feet and said centerline there terminating. <br />the ("Site"). <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br />I. STRUCTURE. All building plans must be prepared and certified by a registered <br />enuineer or architect. <br />2. STATE BUILDING CODE COMPLIANCE. The structure shall he constructed in <br />accordance with the requirements of the State Building Code. <br />4. SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown <br />on the Site Plan submittal prepared by Lampert Architects dated March 8, 2006, revived <br />Mav 17, 2006. <br />S. REQUIRED IMPROVEMENTS. The Perrnittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required improvements are as follows: <br />a. Site grading in accordance with the Grading Plan prepared by Hakanson Anderson <br />dated March 24. 2006- revised Mav 17. 2006 <br />b. Installation of concrete and bituminous driveways and parking lot. <br />c. Installation of B-6/12 continuous concrete curbinu around the perimeter of all <br />concrete and/or bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction and in accordance with <br />the Site Plan. <br />e. Installation and removal of temporary erosion control measures. <br />f. Installation of landscaping materials in accordance with the approved Landscape Plan <br />prepared by Lampert Architects, dated March 8, 2006, revised May 17, 2006 <br />32 <br />
