A N 1) A permanent 24 foot wide easement for ingress and egress purposes over. under and across the East 500 feet of the South 200 feet (as measured along the East and South lines respectively) of the Northeast Quarter of the Southeast Quarter of Section numbered Twenty-seven. Township Thirty-two North of Range Twenty-five West. The centerline of said easement is described as follows: Commencing at the Northeast Corner of said East 500 feet of the South 200 feet: thence on an assumed bearing of South 00 degrees 25 minutes 08 seconds West. along the East line of said East 500 feet of the South 200 feet. a distance of 35.00 feet to the point of beginning of the centerline to be described; thence South 89 degrees 58 minutes 11 seconds West a distance of 163.27 feet: thence North 45 degrees 47 minutes 57 seconds West a distance of 32.97 feet: thence South 89 degrees 58 minutes 11 seconds West a distance 01277.42 feet and said centerline there terminating. the ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: I. STRUCTURE. All building plans must be prepared and certified by a registered enuineer or architect. 2. STATE BUILDING CODE COMPLIANCE. The structure shall he constructed in accordance with the requirements of the State Building Code. 4. SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the Site Plan submittal prepared by Lampert Architects dated March 8, 2006, revived Mav 17, 2006. S. REQUIRED IMPROVEMENTS. The Perrnittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required improvements are as follows: a. Site grading in accordance with the Grading Plan prepared by Hakanson Anderson dated March 24. 2006- revised Mav 17. 2006 b. Installation of concrete and bituminous driveways and parking lot. c. Installation of B-6/12 continuous concrete curbinu around the perimeter of all concrete and/or bituminous surfaces. d. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. e. Installation and removal of temporary erosion control measures. f. Installation of landscaping materials in accordance with the approved Landscape Plan prepared by Lampert Architects, dated March 8, 2006, revised May 17, 2006 32
