5. <br />fa, Irrigation metering and backflow devices shall be approved as part of the utility plan, <br />and installed accordinely. <br />h. Irrigation rain senors shall be installed and appropriately placed throughout the <br />development. <br />("Required Improvements)". <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of the fire <br />lanes on the Site shall be as directed by the City's Fire Chief. <br />6. LIGHTING. Lighting shall be installed on the site in accordance with the specifications <br />and locations as shown on the Lighting Plan prepared by Lampert Architects dated March <br />8, 2006. <br />No Certificate of Occupancy for the structure will he issued until the Required <br />Improvements. or a financial surety for same, are accepted by the City. <br />7. BUILDING FACADE. The Permittee agrees to construct all building faces of the same <br />material and desi fan as listed on the Building Elevations prepared by Lampert Architects; <br />dated March 8. 2006, revised May 17, 2006. <br />8. STORMWATER MANAGEMENT FEE. The 2006 Stormwater Management Fee is <br />S3,784 per industrial acre, and will be paid for through the Tax Increment Financing <br />District established by the City of Ramsey. However, the applicant will be responsible for <br />the stormwater utility charge, based on the determined Residential Equivalent Unit <br />(REU) calculation. <br />9. MUNICIPAL UTILITIES. Sewer and water hookup charges and trunk fees wi]1 he <br />financed through the Tax Increment Financing district established by the City of Ramsey. <br />10. REQUIREMENTS FOR BUILDING PERMIT. No building. permit for the Site will he <br />issued until the Permittees have: a) signed and returned the TIF Agreement and <br />accompanying Development Permit; b) provided the City with a copy of the LRRWMO <br />and MPCA permits, and c) payment of all fees required under this agreement. No <br />Certificate of Occupancy for the structure will he issued until the Required <br />Improvements, or a financial surety for same, are accepted by the City. <br />11. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be constructed and completed before May 1, 2007. <br />12. CONSTRUCTION SITE MAINTENANCE. The Permittees shall adhere to all City <br />ordinances relating to, but not limited to, dumping of garbage, site development, <br />construction debris, open burning, etc. Construction and Delivery Hours are restricted to <br />7:00 AM to 10:00 PM. Monday through Saturday. All stockpiles of building materials <br />shall he kept 20 feet from the back of curb, or a slit fence around the materials must be <br />installed. The Permittee shall post a sign stating such at all entrances to the Site, such sign <br />may range from 20 to 30 square feet in size, and be securely anchored in place. <br />33 <br />
