The exact location of the fire lanes on the Site shall be as directed by the City's Fire Chief. 6. LIGHTING. Lighting shall be installed on the site in accordance with the specifications and locations as shown on the Lighting Plan prepared by Lampert Architects dated March 8, 2006. No Certificate of Occupancy for the structure will he issued until the Required Improvements. or a financial surety for same, are accepted by the City. 7. BUILDING FACADE. The Permittee agrees to construct all building faces of the same material and desi fan as listed on the Building Elevations prepared by Lampert Architects; dated March 8. 2006, revised May 17, 2006. 8. STORMWATER MANAGEMENT FEE. The 2006 Stormwater Management Fee is S3,784 per industrial acre, and will be paid for through the Tax Increment Financing District established by the City of Ramsey. However, the applicant will be responsible for the stormwater utility charge, based on the determined Residential Equivalent Unit (REU) calculation. 9. MUNICIPAL UTILITIES. Sewer and water hookup charges and trunk fees wi]1 he financed through the Tax Increment Financing district established by the City of Ramsey. 10. REQUIREMENTS FOR BUILDING PERMIT. No building. permit for the Site will he issued until the Permittees have: a) signed and returned the TIF Agreement and accompanying Development Permit; b) provided the City with a copy of the LRRWMO and MPCA permits, and c) payment of all fees required under this agreement. No Certificate of Occupancy for the structure will he issued until the Required Improvements, or a financial surety for same, are accepted by the City. 11. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall be constructed and completed before May 1, 2007. 12. CONSTRUCTION SITE MAINTENANCE. The Permittees shall adhere to all City ordinances relating to, but not limited to, dumping of garbage, site development, construction debris, open burning, etc. Construction and Delivery Hours are restricted to 7:00 AM to 10:00 PM. Monday through Saturday. All stockpiles of building materials shall he kept 20 feet from the back of curb, or a slit fence around the materials must be installed. The Permittee shall post a sign stating such at all entrances to the Site, such sign may range from 20 to 30 square feet in size, and be securely anchored in place. 33
