I I I I I I I I I I I I I i I i - 17 - 170.0~1~ P~I~?$ 170,0~1~A ~ROVEMENTS All electric and gas distribution lines or piping, roadways, walks and other similar improvements shall be constructed only on a street, alley or other public way or easement which is designated on an approved plat, is properly indicated on the official map of the City or which has otherwise been apprOved by the City Council. 170.0314B ACCESS No permit for the erection of any building shall be issued unless such building is to be located upon a parcel of land abutting on a street or highway which has been designated on an approved plat, is on the official map of the City or which has been otherwise approved by the City Council. This limitation on issuing permits shall not apply to planned unit developments approved by the City Council pursuant to the City Zoning Code. 170.0314C LIMITATIONS No building permit shall be issued for the erection of any building on any land conveyed in violation of the provisions of this chapter. No permit shall be issued for the erection of any building on any tract of land described by metes and bounds and consisting of less than twenty (20) acres and having a width of less than five hundred feet (500'). 170.0315 FINAL PLAT RESUBDIVISION Resubdivision of any single lot when allowed by the City's zoning ordinance can be accomplished in accordance with the resubdivision plan as required in Section 170.038G herein, by submission of a final plat and approval of the City Council. The sketch plan and preliminary plat proceedings will not be required for a resubdivision under this section. 170.0316 DIVISION OR CONSOLIDATION OF PLATTED LOTS General Rule. The division and consolidation of lots which are .part of a recorded plat and tracts which are part of a recorded Registered Land Survey is subject to the provi§ion~of this subsection. consolidated shall fi~e an application for such division or consolidation with the~Butlding Inspector, together with a proposed survey plat or registered land survey of the lots or tracts to be divided or consolidated, showing the dimensions of the lots or tracts as measured upon the recorded plat or survey and the proposed division or consolidation thereof. A written description of the separately described lots or tracts resulting from the proposed division or consolidation shall be filed with such plat or survey. The plat or survey shall also show the location of all buildings then existing and all proposed structures to be built upon the lots or tracts to be divided or consolidated.
