170.0317 <br /> 1. <br /> <br />- 18 - <br /> <br />Fees. Upon receipt by the Building Inspector of the application <br />required by Subdivision 2, and upon the payment by the applicant of the <br />fee, the Building Inspector shall make a physical inspection of the lot <br />or lots proposed to be divided or consolidated. <br /> <br />The application fee for division or consolidation of platted lots <br />shall be set by Council resolution and shall include mil park fees and <br />costs incurred by the City Staff in review of the application. <br /> <br />Council Action. Following the inspection of the lot or lots to be <br />divided or consolidated, the Building Inspector shall cause the <br />application to be placed upon the agenda of the City Council for the <br />next regular meeting of the Council following such inspection. The <br />Building Inspector shall transmit to the City Council the application <br />and all materials related thereto ~rlth his recommendation vith respect <br />to the application. <br /> <br />Building Permits. No building permit shall be issued for the <br />construction of a structure on lots or tracts divided or consolidated <br />contrary to the provisions of this subsection. <br /> <br />DIVISION OR CONSOLIDATION OF UN'PLATTED LOTS <br /> <br />General Rule. The division or consolidation of lots ~hich are not part <br />of a recorded plat and tracts vhich are not part of a recorded <br />Registered Land Survey are subject to the provisions of this <br />subsection. This subsection shall be applicable to plats with three or <br />less lots that require no construction of streets or utilities other <br />than services to existing laterals. It is the intent of this ordinance <br />to require the division or consolidation of unplatted lots to be <br />platted. <br /> <br />Platting Procedure. Prior to making formal application for subdivision <br />or consolidation of unplatted lots or tracts of Land, the o~ner or <br />subdivider shall meet ~rlth the Building'Inspector and present a sketch <br />plan for preliminary approval. The sketch plan shall be sufficient to <br />show the Building Inspector the intent of the o~ner. If the proposed <br />sketch plan meets the general criteria of this ordinance, the Building <br />Inspector shall authorize the o~ner to procee~witht~e final plat. <br /> <br />Upon approval of the sketch plan by the Bu!!~n~(r~_{~, the o~ner <br />shall file a formal application for such subdivision or consolidation <br />with the Building Inspector together vlth a copy of a preliminary final <br />plat showing the proposed dimensions of the lots or tracts to be <br />divided or consolidated. A ~ritten description of the proposed plat <br />shall be included with the proposed plat. The plat shall also show the <br />location of all buildings then existing and all proposed structures to <br />be built upon the lots to be divided or consolidated. <br /> <br />Fees.
