ordinances and governmental regulations affecting the Leased Property and Tenant shall warrant <br />to Landlord that all such alterations, additions, or improvements shall be in strict compliance <br />with all relevant laws, ordinances, governmental regulations, and insurance requirements. <br />Construction of such alterations or additions shall commence only upon Tenant obtaining and <br />exhibiting to Landlord the requisite approvals, licenses and permits and indemnification against <br />liens. All alterations, installations, physical additions or improvements to the Leased Property <br />made by Tenant shall at the option of Landlord become the property of Landlord and shall be <br />either removed by Tenant at Tenant's sole cost or surrendered to. Landlord upon the termination <br />of this Lease; provided, however, this clause shall not apply to movable equipment or.furniture <br />owned by Tenant which may be removed by Tenant at the end of the term if this Lease of Tenant <br />is not then in default. <br />c. Tenant does have the Landlord's permission to undertake the following actions <br />and or install the following improvements at its expense on/in the building being Leased or on the <br />grounds of the Leased Property: <br />i. Contact the electrical company and request the main power to <br />service the leased building and install the electric meter. <br />ii. Install a 200 amp electrical box/main panel inside the leased <br />building and install al necessary wiring and lights inside and out of <br />the leased building. <br />iii. Insulate the entire inside of the leased building making it suitable <br />for all climates. <br />iv. Contact the natural gas company and have it reconnect natural gas <br />service to the leased building. <br />v. Install a main hanging gas furnace (forced air) in the garage for <br />building heat. <br />vi. Install a wall air conditioning unit to cool the new office area. <br />vii. Construct a full working restroom in the leased building using the <br />existing well and existing septic system located on the Leased <br />Property. <br />viii. Construct an office in the front of the leased building <br />approximately 20' x 40' in size including installation of forced air <br />heating in the office area of the 20' x 40' addition. <br />ix. Engage an electrical company to repair the outside lighting fixtures <br />x. Subject to Ramsey City Code sign regulations, install large <br />lettering on the front of the leased building saying "rm GOLF <br />CARTS". <br />4 <br />
