,a L <br />Associate Planner Geisler indicated the proposed plat will gain access fi'om 153 ane NW and <br />Sunfish Lake Boulevard. The proposal also provides for a future connection to the remainder of <br />High Point 2''d Addition to the north. She stated Staff is requesting that the applicant explore the <br />possibility of providing a stub street to serve the lots in the southeastern portion, of the plat, <br />should they develop in the future. She indicated the proposed plat Will be reviewed for park <br />dedication requirements by the Park Cormxfission at their April meeting. <br /> <br />Associate Planner Geisler noted the applicant submitted revised Tree Preservation plans today, .--?~i :' <br />which will be reviewed by Staff before it goes to the City Cbuncil; .She stated Staff feels the:-:." <br />wetlands are sufficient for the northern two-thirds of the-lot, but would like to see additional .i. <br />landscaping on the south portion. .;. · <br /> <br />Public Hearing <br /> <br />Mr. Peterson stated he is in agreement with Staff's comments inthe Review Letter. <br /> <br />Motion by Commissioner Van Scoy, seconded by CommissiOner Brauer to close the public <br />hearing at 8:30 p.m.. <br /> <br />Motion carried. Voting Yes: Vice Chair Johnson, Commissioners Van Scoy, Brauer, Jeffrey,, <br />Shepherd, and Watson. Voting No: None. Absent; Chairperson Nixt. <br /> <br />Commission Input <br /> <br />Commissioner Van Scoy asked for clarification on lot width versus street frontage. <br /> <br />Associate Planner Geisler indicated they used to measure at the street, but now the requirement <br />can be met at either street frontage or building setback line. <br /> <br />Commissioner Van Scoy asked the reason for Outlot B. <br /> <br />Mr. Peterson stated there is not enough area there to make another lot, however if the property to <br />the south ever sells or allows them to purchase more land from them, another lot could be <br />created. <br /> <br />Vice Chair Johnson asked what the density is permitted to be and what is shown. <br /> <br />Associate Planner Geisler indicated three units per acre are permitted, and 1.49 units per acre is <br />proposed. <br /> <br />Commissioner Brauer commented that now that they have decided to do this; they may need to <br />talk about the process for the rest of the area or it will get out of control. <br /> <br />Vice Chair Joimson agreed that the sooner they can start those discussions, the better. <br /> <br />Planning Commission/April 1, 2004 <br /> Page 10 of 24 <br /> <br /> <br />
