Commissioner Brauer stated this was a difficult vote because he was against Alpine Acres. He <br />noted the homeowners comment about the townhomes affecting his decision to sell, and how <br />these things can snowball. <br /> <br />Vice Chair Johnson asked when a reasonable timeframe would be for Staff to bring these <br />discussions forward. <br /> <br />Assistant Community Development Director Trudgeon stated they will start in May. 'He <br />indicated he is not sure what the process will be, as City Counci~l is-still mulling this over as Wetl~ <br />He stated at the very least in May Staff will have an update and preliminary discussion to giV~ <br />the Planning Commission some comfort level before theygo into the busy season. <br /> <br />Commissioner Brauer stated he thinks with this one, since sewer and water is up to the property <br />it is okay to look at it, but if sewer and water are a ½ mile away it may be a different case. <br /> <br />Vice Chair Johnson stated that is why he is cornfortable with the'request. <br /> <br />Motion by Vice Chair Johnson, seconded by Commi..;sioner van-Scoy to recommend that City <br />Council approve the preliminary plat for Alpine Woods contingent upon-'compliance with the <br />City Staff Review Letter dated March 26, 2004 and receipt of Compreh¢nsive Plan Amendment <br />approval. <br /> <br />Motion carried. Voting Yes: Vice Chair Johnson, Commissioners Van Scoy, Jeffrey, and <br />Shepherd. Voting No: Commissioners Brauer and Watson. Absent: Chairperson Nixt. <br /> <br />Case #4 Proposed H-1 Highway 1-0 Business District Ordinance; Case of City of <br /> Ramsey <br /> <br />Presentation <br /> <br />Associate Planner Wald advised at the joint meeting on March 16th, Staff was directed to <br />complete the following: <br /> ;- Review the permitted uses established in the B-2 district and provide recommendation on <br /> those uses that may not be appropriate in the H-1 DistiSct. <br /> >- Review the building square footage allowed in the B-2 district and provide a <br /> . recommendation as to an appropriate square footage reduction. <br /> <br />Associate Planner Wald reviewed the following sections that Staff has drafted: <br /> ln, tettt: Confirms that the properties are in a state of transition and therefore the City is <br /> looking at providing standards to guide appropriate development until such time that the <br /> con'idor is improved to freeway standards. <br /> Permitted Uses: Staff removed the following uses based on the fact that the vehicular <br /> trip generation is higher and the use typically related to the construction of a structure that <br /> is significant in size: <br /> Free standing restaurants, cafes, on and off sale liquor <br /> Private clubs or lodges serving food and beverages <br /> Motels, motor hotels, and hotels <br /> Free standing banks <br /> <br />Planning Commission/April 1, 2004 <br /> Page 11 of 24 <br /> <br /> <br />
