The location for the terminus of this trucnk sewer will be <br />determined at the time of final plat. <br /> <br />The utility plan shows an eight inch watermain terminating at 153~d Lane and CR 57. This main <br />needs to be extended to Alpine Drive and CR 57 to allow this subdivision to be served fi'om two <br />SO Ixrces. <br /> <br />The sanitary sewer terminating at Vanadium and 153rd Lane should be deepened so that the invert is <br />at an elevation of 858.0 to allow the potential for gravity sewer service to be extended to the <br />neighborhood to the west. Tnmk funds may be utilized for improvements related to the trunk <br />system. <br /> <br />Park Dedication: The preliminary plat was reviewed by the Park and Recreation Commission at <br />their April 8, 2004. The Commission recommended that park dedication for the plat be satisfied <br />with a cash payment. Park dedication requirements must be satisfied prior to the release of the final <br />plat for recording. <br /> <br />Trail Fee: Trail Fees must be also be paid prior to release of the final plat for recording. <br /> <br />Stormwater Management Fee: A storm water management fee of $375 per lot must be paid for <br />the new lots being created. The rate in effect at the time of final plat approval must be paid prior to <br />the City's release of the final plat for recording. <br /> <br />Sanitary Sewer and Water Trunk Fees: The City has established a sanitary sewer and water trunk <br />fee that must be paid prior to release of the final plat for recording. Since the existing houses were <br />not hooked up to City Sewer and Water, all 27 lots will need to pay the Sewer and Water Trunk <br />fees. The 2004 rate is $4,531.00 per lot. The total amount due is $122,337.00 ($4,531.00 x 27 lots). <br />This amount must be paid prior to the release of the final plat for recording. <br /> <br />The Ramsey City Council will be meeting at 7:00 PM on Tuesday April 27, 2004 at the Ramsey <br />Fire Station located at 15050 Armstrong Boulevard, to consider your request for preliminary plat <br />approval.
