The final <br />plat consists of 57 sheets prepared by URS and Close Landscape Architects dated March 25, <br />2004. We offer the following comments: <br /> <br />General: The final plat is proposing to subdivide a total of 22.4 acres contained within the <br />Ramsey Town Center Addition plat. Approximately 13.5 acres on this plat will be subdivided as <br />outlots. The remaining 8.9 acres will platted as residential lots and street right-of-ways. The <br />subject property is north of the platted right-of-way of East Ramsey Parkway and west of Ramsey <br />Blvd. <br /> <br />Zoning/Density: The property is currently zoned Town Center 4b Neighborhood District (TC- <br />4b). The TC-4b District allows for residential uses at a net density of up to 15 units per acre. The <br />preliminary plat shows a net density of 11.5 units per'net acre. The TC-4b District allows for <br />townhomes and condominiums. <br /> <br />Lots: The preliminary plat shows 77 townhomes in 16 separate buildings. (7 four-unit <br />buildings, 5 five-unit buildings, and 4 six-unit buildings). The 22 condominiums are located in <br />three buildings (2 eight-unit buildings and 1 ten-unit ). <br /> <br />Setbacks: The City of Ramsey adopted amendments to the setbacks in the Town Center Zoning <br />District on April 13, 2004 and the submitted final plat conforms to all of the required setbacks. <br /> <br />Streets. The plat shows a combination of public and private Streets. The street names shown on <br />the final plat do not conform to the street naming grid. staffhas supplied you with the required <br />street names. Please correct the plat to show the proper street names. <br /> <br />Please refer to the City's Engineering Review Letter dated April 15 for further comments related <br />to the streets. <br /> <br /> <br />
