Final Plat and Site Plan Review: Ramsey Town Center 2nd Addition <br />April 23, 2004 <br />Page 3 of 5 <br /> <br />units themselves will have a variety of architectural features, including bay windows, second <br />story porches, articulated walls, and different roof styles. <br /> <br />Staff has reviewed the information provided 'and find them generally acceptable. The distinct <br />architectural features will address Staff's original concern about seeing a "wall of units". These <br />features break up the units as viewed from the street to bring about a pleasing visual aesthetic. <br />Staff would like to point out that as the Town Center continues to develop in future phases, the <br />City would like to see additional colors to be used for the exterior besides the neutral earth, tones <br />that are so prevalent in other townhome developments within the City. <br /> <br />As the Town Center Development Guidelines are not completed at this point, Staff is unable to <br />review the design and architecture any further. While the proposed style and architecture shown <br />for the units are acceptable for this development, it is critical that the Development Guidelines <br />are completed and sent to the City for review and approval before additional residential units are <br />approved. <br /> <br />Townhouse Size: The units proposed have two to three bedrooms in each residence. The City <br />would like to see units be a certain size based on the number of bedrooms as follows: <br /> <br />'1 bedroom 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom 960 square feet <br /> <br />All of the units will significantly exceed the minimum standards. <br /> <br />Off-Street Parking Requirements: The proposed development is providing double car garages <br />with each unit. In addition, there will be parking allowed on the public streets fronting the <br />majority of the row house townhome units, as well as driveways in the rear of the unit that will <br />allow [br limited parking. For the remaining units, ali driveways will be 25 feet in length.and <br />will allow for additional parking. On the eastern side of the site there will be approximately 20 <br />parking nodes along the private streets for overflow parking. <br /> <br />Maximum Driveway Width: The maximum driveway width permitted for each unit is 20-feet. <br />The site plan meets this requirement. <br /> <br />Landscaping:. The total area of the site is 389,349 square feet (impervious area is 274,536 square <br />t~et and the pervious area is 114,813 square feet). When the canopy cover formula is applied, it <br />results in the need tbr a minimum of 80,956 square feet of crown cover throughout the site (ratio of <br />impervious area to total area multiplied by the pervious area). Also, the planting schedule shall <br />consist of no less than 25% coniferous and no less than 25% deciduous trees. <br /> <br />The landscaping plan dated March 25, 2004 indicates that a total of 387 trees will be installed (122 <br />overstory and 265 ornamental trees) as well as 1,446 shrubs. The' total canopy cover of these trees <br />and shrubs exceeds the requirements ~'or this' development. All species indicated in the species <br />palette are acceptable or preferred as outlined in the Ramsey Tree Book. Additionally, all plants <br />meet or exceed the minimum size requirements. <br /> <br /> <br />
