B. Water System <br /> <br />Currently the City has three wells in the area. Two are located north of Bunker <br />Lake Boulevard and one is located between Bunker Lake Boulevard and <br />Sunwood Drive in the Center of the Ramsey Town Center. A 16" watermain is <br />located along Bunker Lake Boulevard and two (2) 8" watermains are located at <br />the intersections of Ramsey Boulevard with Sunwood Drive and with 143rd <br />Avenue. <br /> <br />C. Sanitary Sewer System <br /> <br />Sanitary sewer service for the proposed development is located in the southeast <br />corner of the Ramsey Town Center at the intersection of 143rd Avenue NW and <br />Ramsey Boulevard. <br /> <br />4.0 PROPOSED IMPROVEMENTS <br /> <br />A. Streets and Storm Drainaqe <br /> <br />The City's Phase I street improvements consist of Sunwood Drive NW between <br />Ramsey Boulevard and Armstrong Boulevard and Rhinestone Street between <br />Sunwood Drive NW and Bunker Lake Boulevard NW. These streets have been <br />designated as Municipal State Aid Streets and will be two of the major access <br />roads to the Ramsey Town Center. The section of Rhinestone Street between <br />the East Ramsey Parkway North and East Ramsey Parkway South will include a <br />98-foot long bridge crossing a drainage waterway and a 10' bike/pedestrian trail. <br /> <br />The proposed street pavements are designed as nine (9) ton streets with six-inch <br />concrete barrier curbs. The street widths vary from 38 feet to 78 feet for <br />Sunwood Drive and Rhinestone Street has a width of 40 feet. In addition, a 5- <br />foot wide sidewalk will be constructed on each side of Rhinestone Street. <br />Sidewalks along Sunwood Drive are to be constructed by the Developer after <br />buildings are constructed due to a zero setback along Sunwood Drive. <br /> <br />The proposed streets will be bituminous with the exception of Sunwood Drive <br />from Zeolite Street to Rhinestone Street and Rhinestone Street from Sunwood <br />Drive to the proposed bridge, which will be concrete. Crosswalks in the concrete <br />pavements will be colored stamped concrete. <br /> <br />In addition to Sunwood Drive and Rhinestone Street, minor improvements <br />including turn lanes and restriping will be made to Armstrong Boulevard and <br />Bunker Lake Boulevard. It is proposed to reconstruct Ramsey Boulevard into a 4 <br />lane urban roadway with turn lanes from 143rd Avenue NW to 300 feet north of' <br />East Ramsey Parkway North. <br /> <br />As development proceeds, three sets of signals will be required along Sunwood <br />Drive NW at the intersections with Armstrong Blvd., Rhinestone Street and <br /> <br />Page 3 <br />G:\Municipal~Aramsey\3171\RA3171FSR.doc <br /> <br /> <br />
