Ramsey Blvd. These signals are included in the City Phase I improvements of <br />the Master Development Agreement. <br /> <br />Drainage to the project will be provided by constructing ponding areas between <br />East Ramsey Parkways North and South, in the southeast corner of the Ramsey <br />Town Center and the southwest corner of the Ramsey Town Center. It is the <br />Developer's responsibility to construct these ponding areas and construct the <br />storm sewer from the ponding areas to the right-of-ways of Sunwood Drive and <br />Rhinestone Street. The ultimate plan requires the Developer to construct <br />additional ponding areas south of the railroad and TH 10 and connect all ponding <br />areas including constructing an outfall to the Mississippi River. <br /> <br />The City's Phase I storm drainage improvements consist of storm sewer <br />constructed within the right-of-ways of Sunwood Drive and Rhinestone Street. <br /> <br />See "EXHIBITS A and B" for the location of the proposed street and stOrm <br />drainage improvements. <br /> <br />B. Water System <br /> <br />The proposed water system improvements will provide a minimum 8" water main <br />with the connection of larger trunk lines in accordance with the City's master <br />plan. All mains will be DIP. Fire hydrant spacing will be approximately 300 to <br />400 feet. Eight-inch service connections will be provided for all proposed <br />commercial lots along Sunwood Drive and Rhinestone Street. In addition to the <br />8-inch service line, 4-inch lines will be provided for irrigation. <br /> <br />See "EXHIBIT C" for detailed description of the proposed water system <br />improvements. <br /> <br />C. Sanitary Sewer System <br /> <br />It is proposed to extend trunk sanitary sewer along Sunwood Drive and <br />Rhinestone Street to serve the Ramsey Town Center. <br /> <br />All proposed sanitary sewer lines will be 8 - 30" PVC pipe with manhole spacing <br />at 400-feet maximum. The depth of the sanitary sewers will be between 10 to 22 <br />feet constructed at minimum grades. Eight-inch service lines were included for all <br />commercial lots to be built on in the future. <br /> <br />In addition to the Ramsey Town Center, the 21-inch line in Rhinestone will <br />connect to the Ramsey Town Center Gardens and the 30-inch trunk line in <br />Sunwood Drive will be extended west across Armstrong Boulevard.
