The center will be called Ramsgate. <br />Ackerman & Associates, 50 E. 5th St., St. Paul 55101, 226-8~88, <br />drew this plan. Two low areas w~ll be used as ponding areas. A <br />3,000 pupi~ vocational school i~on a sanitary system. The new <br />school is~on a sanitary system. What is the present value of pro- <br />perty next to this property? There will be no adverse effect on <br />the single family homes adjacent to this propert~ if this project <br />is built as these plans show. <br /> <br />The alternative to this project if it stays r-1 is 75 more single <br />family homes in this 90 acre area. At today's costs these houses <br />would cost $40,000 per house. 75 houses would generate $108,000 <br />in taxes. The average students from these homes would be three <br />at a pupil cost for schooling of $1,O00 pe~ year making this cost <br />$225,000 which means we would be minus $116,000 for this 90 acres. <br />The shopping center would pay $1,O00,0OO in taxes. It will cost <br />$20,000,000 to build. On this basis we Would have a plus factor <br />of $816,000. It takes three single family houses on one acre to <br />carry itself tax wise. We also must take into account the Metro- <br />politan Framework Development Guide Plan. <br /> <br />Mr. Cox thanked Mr. Albert for his presentation. <br /> <br />Mr. Cox a~ked Mr. Mickelson to describe the County Thoroughfare <br />Plan. <br /> <br />Mr. Cox asked Mr. Gorham to discuss the interceptor which goes <br />from County road #57 east to Sunfish Lake and continues on to <br />Nowthen Blvd. at about 158th Ave and then crosses to St. Frances <br />Blvdoat 151st, then on to the Rum River and to Andover. <br /> <br />Darlene Perrin: She said when they moved out here they knew how <br />far it was to drive to their doctor, shopping center, etc. <br /> <br />Alfred: If they wanted to locate on the other side of the City <br />they would hear the same statements from the people living over <br />there. The reason for putting the shopping center here is the <br />location. <br /> <br />Perrin: She thought it should be centrally located. <br /> <br />Levendowski: Said the candidates said they would centralize the <br />commercial and industrial area. <br /> <br />Ralph Schunemann: He is opposed to spot rezoning like this. <br /> <br />Joan Delano: Does not think a shopping center should be near a <br />school because of the danger of traffic. <br /> <br />Alfred: They are vitally concerned about traffic and pedestrian <br />safety. <br /> <br /> <br />
