Alfred:

190 people do not make a deciding factor.

PHC .1/29/7
5

Bob Ilstrup: They are against picking an area out of the middle
of something. They hope the Council will take a good look at it
and plan where before they decide so it will least affect the
residential area along with a school that is already there.

Mrs. Ziemer:
ity?

What will this shopping center bring to the commun-

Alfred: It does not bring expense to the community. It brings
taxes, employment and convenience. There is no comparison to
the expense 75 homes will bring. They will bring a plus factor
of over $~00,000 per year.

Cox: This is an estimate. It could go higher or lower.

Mrs. Ziemer: We should get our police and fire departments first.

Mrs. Schneider: We would have to sell our homes in order to pro-
vide police and fire departments because the taxes would be so
high we could not afford to live here.

Dean Furlow: Planning and Zoning has recommended that this re-
zoning take place.

Cox: You can read the findings of Planning & Zoning Commission
on this area to rezone from r-1 to B-2.

Furlow: How can they give this as a reason when they hadn't de-
cided as to what would go in?

Alfred: Explained the differences between B-1 and B-2 zones.
He also stated that under the B-2 zoning they would be tied down
to whatever plan they presented.

Jack Menkveld: He applied for a change in zoning in April of
197&. He was turned down for the effect on ecology and the en-
vironment and additional traffic created on #&7. He thinks they
should take a good look at this.

Duane Evers: His opinion is that to put a shopping center on two
sides of a major highway is ridiculous.. He does not oppose the
shopping center because he feels we are going to need the tax
base.

Alfred: He was told this plan was excellent because it was on
both sides of the highway, by the financial experts.

Dell Nelson: Does he have to have sewer for this shopping center?

Alfred: If the state agency required that they have to tie into
a sanitary system interceptor which goes thru this property, it
in no way means that anyone who owns a house here now will have
