.-.:.
City sewer and water will be constructed through the Town Center site this summer, across
Highway 10 to the intersection of Highway 10 and Armstrong Blvd., about 400 feet from the site.
Staff anticipates that services will be at this intersection in October 2004. The proposed s~te plan
will be required to hook up to City services; there are several different ways this could be
accomplished. Staff will be prepared to discuss these options at the meeting.

Recommendation:

Because many of the outstanding issues with the site plan could have a large impact on the
overall site design, staff is recommending that the site plan be tabled at this time. If the Planning
Commission would like to forward the site plan to the City Council, staff'would, ask that the
recommendation for approval be contingent on the resolution of the sewer and water issues as
well as the City Staff Review Letter, dated April 30, 2004, prior to bringing the site plan to the
City Council.

Commission Action:

Motion to table the proposed site plan.

-or-

Motion .to recommend that the City Council grant approval/denial of the proposed site plan
contingent upon compliance with City Staff Review Letter dated April 30, 2004, and resolution
of the sewer and water access issues, prior to bringing the site plan to the City Council.

Review Checklist:
Community Development Director
Assistant Community Development Director
City Engineer
Community Development Assistant

PC: 5/6/04

48
