CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF SHARP AND ASSOCIATES <br />By: Megan Waid, Associate Planner <br /> <br />Background: <br /> <br />Sharp and Associates is proposing to construct a 3,825-square-foot office and warehouse building that <br />will be occupied by Northern Technologies Inc. (NTI) on the property generally located at the comer of <br />141st Avenue and Basalt Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staffreview letter dated April 30, 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The new office and warehouse building is located in the E-1 Employment District and is considered a <br />permitted use in this district. The subject property is approximately 1.03 acres in size. Lot coverage for <br />the proposed project is approximately 8.5% (restricted to 45% under City Code). The proposed site plan <br />meets the required front, rear, and side yard setbacks. <br /> <br />The development of NTI on the subject property is a direct result of a City initiated redevelopment <br />project. The project will receive Tax Increment Financing assistance. <br /> <br />The landscaping plan is acceptable.' <br /> <br />The grading and drainage plan will need to be revised to address the comments outlined in the City Staff <br />review letter. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff Review Letter <br />dated April 30, 2004. <br /> <br />Commission Action: <br /> <br />Motion to recom~nend that the City Council grant approval/denial of the proposed site plan contingent <br />upon compliance with City Staff Review Letter dated April 30, 2004. <br /> <br />Copy to: City Engineer <br />PC: 5/06/2004 <br /> <br /> <br />
