Avenue <br />Maple Grove, MN 55369 <br /> <br />Re: Site Plan - Northern Technologies Inc. <br /> <br />Dear Mr. Sharp: <br /> <br />We are in receipt of a Site Plan, Landscaping Plan, and Architectural Renderings prepared by RJT <br />Architects, Inc. dated April 6, 2004. We are also in receipt of a Grading and Drainage Plan prepared by <br />Plowe Engineering dated April 6, 2004. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 3,825 square' fool commercial building on a 1.03 acre <br />parcel [orated at the comer of Basalt Ave. and 141st Avenue. The subject property is part of a <br />redevelopment project the City has worked diligently to remove the blight and provide the opportunity <br />fbr quality development. <br /> <br />Zoning: The site is cmTently zoned E-[; office and warehouse activities are allowed in this district. <br /> <br />Lot Coverage: The site plan proposes to construct a total of 6,825 square feet. The subject property is <br />1.03 acres in size (44,983 square feet) in size. The site plan is proposing lot coverage of 8.5%, which <br />is under the City's maximum lot coverage of 45%. <br /> <br />Accessory Use: The site plan is not proposing any accessow structure or use. <br /> <br />Utilities: The facility will 'be served by municipa[ sewer and water facilities that were constructed as <br />part of a City project. The City has reviewed the utility plan and finds it acceptable. <br /> <br />Setbacks: City Code establishes a 35 foot front yard, 35 fbot rear yard, and 20 foot side yard setback <br />within the E-l District. The building meets the required setbacks. <br /> <br />Landscaping: City Code requires one (l) tree per every fifty (50) lineal feet of site perimeter or 1,000 <br />square t'eet of building coverage, whichever is greater, to be planted througtxout the site. City Code <br />also requires no less than 25% of the trees planted be deciduous and no less than 25% coniferous. <br />Furthermore, City Code requires that no more than 25% of the trees planted consist of ornamental <br />trees. Parking lot landscaping is also required, one (1) tree per every ten (10) parking stalls, ki <br />addition to the tree requirements. City Code also states that one (I) shi'ub per every thirty (30) lineal <br />l:'eet or' :~ite p~:rimerer or 300 square t'eet of building coverage, whichever is greater, be planted. <br /> <br />67 <br /> <br /> <br />
