Any alternative to sod will require City Council's approval. <br />Additionally, all landscaped areas are required to have an underground irrigation System (which is <br />noted on the landscaping plan). <br /> <br />The parcel has roughly 848 lineal feet of site perimeter, which equates to a minimum of seventeen (17) <br />trees needing to be installed. Of these, a minimum of six (6) need to be planted along both Basalt St <br />and 141st Ave to satisfy, the public road fi'ontage planting requirement (one tree per 35 feet of public <br />road frontage). The parking tot landscaping trees shall be planted within the parking lot or immediately <br />adjacent to the parking stalls (this requirement is being satisfied with a flowering crab' and a sugar <br />maple). The remaining trees can be planted throughout the property. <br /> <br />The current landscaping plan shows a total of twenty (20) trees and twenty-nine (29) shrubs being <br />installed. The sizes and species indicated in the species palette meet the minimum standards. <br />However, one revision will be necessary. The public road frontage planting requirement is not being <br />met. This does not require any additional plantings; however, the locations of the proposed plantings <br />should be adjusted to ensure a sufficient number of trees along 141st Ave. <br /> <br />Architectural Standards: City, Code restricts building height to 65 feet and exterior wall finishes to <br />natural or prefabricated brick or stone or ibm-cast concrete panels or some other material approved by <br />City Council. The site plan is proposing exterior building materials to consist of colored rock face <br />concrete masom-y units. The building elevations shown on the plans indicates the building height to be <br />19 feet, which meets City Code. <br /> <br />Waste Storage: CiW Code requires that all solid waste and refuse receptacles be stored within a <br />completeiy screened structure or container. The submitted site plan does not identify a waste storage <br />area. Please indicate whether there will be outside waste stor~age. <br /> <br />Off-Street Parlcing - Spaces Required: City Code requires one parking space per 1,000 square feet of <br />warehouse floor space and one space for each 300 square feet of office space. The site plan is <br />proposing 16 parking stalls, which exceeds City Code requirements. <br /> <br />Lighting: No exterior lighting appears to be proposed. If exterior lighting is being considered a <br />lighting plan must be submitted. <br /> <br />Drainage and Grading: Staff received the preliminary grading, drainage, and erosion control and <br />utility, plan prepared by Charles W Plowe, dated April 6, 2004. <br /> <br />1. The bumper curbs shown adjacent to the south and east side of the building are not <br /> acceptable, B6/12 concrete curb and gutter should be placed around the building. <br /> <br />2. If the first floor elevations of the building is to be 868.00, the concrete gutter elevation <br /> needs to be a minimum of six inches lower to ensure positive drainage. <br /> <br /> <br />
