NTI - Site Plan <br />April 30, 2004 <br />Page 3 of 4 <br /> <br />A 15 inch storm sewer stub has been provided into the catch basin located at the north <br />east comer of the property. The plan should be revised such that all overland flow is <br />transmitted to a catch basin(s) located on the property and discharge to the stub <br />provided. <br /> <br />A permit from the Lower Rum River Watershed Management Organization will be required. <br /> <br />Access: The site is located on the comer of Basalt St. and 141st Ave. The site plan is proposing to gain <br />access from both Basalt Street and 141~t Avenue. Basalt is an unimproved street and therefore the <br />proposed access should be eliminated until Basalt Street is upgraded to a paved and curbed street. It <br />should be noted that the City has interest in upgrading the street in the future but at this time the <br />improvement is not a programmed project. <br /> <br />Storm Water Management Fee: The stormwater management fee will be paid through the Tax <br />Increment Financing (TIF) agreement. <br /> <br />City Council Action: The City Council will not consider the site plan submittal until the issues raised <br />in this letter are corrected, revised, and resubmitted to staff for their review. <br /> <br />The Ptarming Commission will be meeting at 7:00 p.m. on Thursday, May 6, 2004 at Rarnsey Fire <br />Station, 15050 Armstrong Blvd., to review the proposed site plan. You or your representative may <br />want to be present to answer any questions that may arise.
