Voting yes: Mayor Gamec, Councilmen Cox, Mickelson, Reimann & Sorteberg. <br />Voting no: None. Motion Carried. <br /> <br />Regarding the request for a phone in the warming house for emergency uses, <br />it was noted that a wire would have to be run across the ground and therefore <br />this matter will be tabled until ther weather is conducive to the installation <br />of the phone and at that time the matter shall be presented again and the <br />cost of the phone is to be determined. <br /> <br />SODERHOLM & ASSOCIATES SITE AND DESIGN PLAN FOR A PROPOSED BUILDING <br /> <br />Mr. Dennis Sharp, General Contractor for DaLan Incorporated was present <br />to discuss the proposed development. <br /> <br />Motion by Councilman Mickelson and seconded by Councilman Reimann to approve <br />the site plan for Soderholm & Associates at 7150 143rd Avenue N.W. with <br />the recommendation of the City Engineer. <br /> <br />1. The site plan and building plan must be signed by a registered <br /> engineer, land surveyor or architect. <br /> <br />The site plan to be revised to show projected water use and future <br />sign placement. <br /> <br />The size of the septic system is to be noted and has to be approved <br />by the building Official as being acceptable to meeting the needs <br />of this proposed development. <br /> <br />Site elevations or a grading plan is needed to show how the drainage will <br />be handled. This item will need to be reviewed by the city engineer <br />to determine the adequacy of the plan. <br /> <br />A maximum of eleven (11) parking spaces to be allowed in front of the <br />building along 143rd Avenue for customer and employee use and a green <br />area is to be installed between the road and parking lot. It is to <br />also be noted that before any future expansion of the building or <br />additions, another site plan will have to be presented to the Council <br />at that time. <br /> <br />That an additional 27 feet be dedicated for road right o'f way. <br /> <br />The parking lot shall be constructed with four (4) inches of Class <br />V base material and two (2) inches of bituminous mat surfacing. <br />The parking spaces shall be provided as shown on the approved site <br />plan. <br /> <br />Council is to review the issue of businesses that are located on corner <br />lots and consider changing the ordinance regarding the side yard setback, <br />etc. <br /> <br />Soderholm & Associates will be required to enter into an agreement for <br />compliance of site plan design. <br /> <br />Motion carried.
