Mayor Gamec said he had a major question. He said he talked with three <br />different developers in regards to development in the area up at 167th Ave. <br />and High~ay 47. He said basically, because of all the energy questions, <br />people are going back to talking about mini-shopping areas, etc. He said <br />he felt the city should be looking at strictly service-type businesses in <br />this area, such as barber shops, beauty shops, realtors, etc. and also <br />it should be looking at traffic flow and turning lanes in this area. He <br />felt if it is done, the city should look at a planned unit development with <br />low water and low .sewage usage, not a laundromat because of the high water <br />usage. <br /> <br />Discussion followed on the feasibility of this type of development in <br />the area of 167th Ave. and Highway 47. <br /> <br />Councilman Mickelson said he felt it will be 10 years before that area <br />can be developed. <br /> <br />Mr. Peterson said once a business goes up there, there could be some problems <br />with what it is going to be used for. <br /> <br />Mayor Gamec said stipulations would have to be made. <br /> <br />Councilman Cox said it is pretty hard to control the type of business that <br />would go in there. <br /> <br />City Administrator Schnelle said it can be a special restrictive zoning <br />district. <br /> <br />Mayor Gamec said he felt it was a good idea because of the convenience <br />and the energy shortage. <br /> <br />Councilman Cox said it would be hard to restrict business after the fact. <br /> <br />City Administrator Schnelle said in Chanhassen the businesses in there <br />came under the restrictive use. The provisions of the businesses can be <br />specifically listed. <br /> <br />Mayor Gamec said he thought the septic tank system works very well and <br />he asked if the council would want to look into getting some convenience- <br />type businesses up there or not. <br /> <br />Councilman Mickelson said now is the time to look into it because some of <br />that land is at the point where it is ready to be sold for residential <br />property. <br /> <br />Councilman Sorteberg said he thought it was a great place for a store and <br />that there should be more stores throughout the city, but he thought it <br />should be initiated by the Planning & Zoning Commission. <br /> <br />City Attorney Goodrich recommended making a resolution to direct the <br />Planning & Zoning Commission to look into the matter. <br /> <br />Motion by Mayor Gamec and seconded by Councilman Mickelson to direct the <br />Planning & Zoning Commission to look into the additional development of <br />convenience service-type businesses with low water and low sewage usage <br />in the area of 167th Avenue N.W. and Highway 47. <br /> <br />C/May 27, 1980 <br />Page 4 <br /> <br /> <br />
