CNP Storage: Site Plan Review <br />July 26, 2007 <br />Revised: October 4, 2007 <br />Page4of4 - <br />• Grading will be required on two of the adjacent lots in the Regency Pond neighborhood. <br />Although there are drainage and utility easements on these areas, contact should be made with <br />these property owners prior to construction. <br />• An emergency overflow elevation and location should be added to the plan <br />• The plan will need to be reviewed and permitted by the Lower Rum River Water Management <br />Organization. <br />Access: The site is located on Ramsey Blvd and Bunker Lake Blvd. The plan submittal shows one <br />access on Ramsey Blvd and one access on Bunker Lake Blvd. Since direct access to public roadway <br />will be eliminated by dedication to Anoka County over Lots 2 and 3, it will be necessary to record an <br />access easement between the four lots in this subdivision. <br />Streets: Section 9.50.30 of City Code requires a cul-de-sac with a minimum right-of-way diameter of <br />130 feet and a minimum roadway diameter of 100 feet. The proposed turnaround area at the terminus <br />of 148th Avenue does not meet this standard. The Board of Adjustment granted a variance to this <br />requirement at their September 6, 2007 meeting. <br />Storm Water Management Fee: The 2007 Stormwater Management Fee for commercial/industrial <br />development is $4,151.00 per acre. A cash payment is required before the City can issue a building <br />permit for the storage facility site. <br />REU Number: Lot 1 is 2.8 acres in size. The Residential Equivalent Unit (REU) for the purposes of <br />quarterly billing for the storm water utility will be determined when the applicant submits information <br />on the amount of impervious area for review. <br />The City Council will be meeting at 7:00 pm on Tuesday, October 9, 2007 at the Ramsey Municipal <br />Center, 7550 Sunwood Drive to review your site plan requests.
