Board Member Johnson introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION//04-04-085 <br /> <br />RESOLUTION ADOPTING FINDINGS OF FACT//0669 RELATING TO A REQUEST <br />FOR A VARIANCE FROM LOT WIDTH REQUIREMENTS <br /> <br /> WHEREAS, Jerry Bouta, hereinafter referred to as "Applicant", has properly applied for <br />a Board of Adjustment Variance from the minimum lot width requirement established in Section <br />9.20.11 of the Ramsey City Code in order to construct a dwelling on the following legally <br />described property: <br /> <br />Lot 1, Block 3, Klemish and Flores Addition, Anoka County, Minnesota <br /> <br />("Subject Property") <br /> <br /> NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT <br />OF THE CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />That the Applicant appeared before the Board of Adjustment for a public hearing pursuant to <br />Section 9.03.05 of the Ramsey City Code on April 1, 2004, and that said public heating was <br />properly advertised and that the minutes of said public hearing are hereby incorporated as <br />part of these findings by reference. <br /> <br />2. That the Subject Property is an existing lot of record and is considered lawful non- <br /> conforming. <br /> <br />3. That the Subject Property is approximately 1 acre in size. <br /> <br />4. That the Subject Property is zoned R-1 Single Family and is located within the Rural <br /> Developing District <br /> <br />5. The Subject Property is surrounded by R-1 Single Family Residential zoning. <br /> <br />6. That Section 9.20.11 states that the minimum lot width in the R-1 Rural Developing District <br /> is 200 feet. <br /> <br />7. That the Applicant is proposing to sell the property to a buyer that desires to construct a <br /> residential dwelling on the Subject Property. <br /> <br />8. That the Subject Property measures 194.71 feet adjacent to the public street (Sodium Street) <br /> and 188 feet at the 40-foot front yard building setback line. <br /> <br /> <br />
