That Section 9.02 of Ramsey City Code defines lot width as the uniform width measured at <br />the property line abutting the street at the minimum building setback line of the underlying <br />zoning district. <br /> <br />10. That the Subject Property is 12 feet deficient of the 200 foot lot width requirement <br /> established in City Code. <br /> <br />11. That the City has previously granted similar variances. <br /> <br />12. That the variance requested is the minimum variance, which would alleviate the hardship. <br /> <br />13. That if granted, the variance will not permit a use that is prohibited in the R-1 Single Family <br /> Rural Developing Residential District. <br /> <br />14. That the granting of the variance will not gram the Applicant any special privileges that are <br /> denied by this Chapter to other owners of land in the same district. <br /> <br />15. That if granted, the variance will not impair an adequate supply of light and air to adjacent <br /> property. <br /> <br />16. That if granted, the variance will not be materially detrimental to the purposes of this Chapter <br /> or other property in the same zone. <br /> <br />17. That if granted, the variance will not increase the danger of fire, or endanger the public <br /> safety. <br /> <br />18. That if granted, the variance will not unreasonably diminish property values within the <br /> neighborhood. <br /> <br />19. That if granted, the variance will not unreasonably increase the congestion in public streets. <br /> <br />20. That if granted, the variance will not violate the intent of the Comprehensive Plan. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Board Member <br />Jeffrey, and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />Board Member Johnson <br />Board Member Jeffrey <br />Board Member Brauer <br />Board Member Shepherd <br />Board Member Van Scoy <br />Board Member Watson <br /> <br />RESOLUTION #04-04-085 <br /> Page 2 of 3 <br /> <br /> <br />
