Vice Chair Johnson indicated Ms. Hunter from the Task Force has two concerns. He stated the <br />first one was addressed, about moving the store. The second one is more pedestrian access. <br /> <br />Mr. Voss advised at the time they developed these plans, the street plans were not finalized for <br />Sunwood, so a lot of the imagery is not updated for Sunwood, and would need to be. He <br />indicated the streetscape design guidelines were not finalized either, so again they were working <br />in a vacuum. He stated they will comply with the guidelines, but do not know what those are at <br />this time. <br /> <br />Assistant Community Development Director Trudgeon stated they are trying to have mixed-use, <br />but it has to be the right mix of retail and commercial. He indicated he thinks Ms. Hunter's <br />concerns can be addressed. <br /> <br />Mr. Ishland advised they have several character sketches. He explained the angles of the <br />sketches, and noted from Armstrong they were calling it the gateway piece. He advised the <br />concepts for parking, where the second block would be single loaded, with parking on only one <br />side. He stated there would be a four-way stop intersection, with the opportunity for colored <br />concrete and unique aesthetics. He indicated that in the area of the plaza they again deviated <br />from the plan slightly, seeing it as an active place. He stated they would have space between <br />buildings that draws you through them so shoppers do not have to go all the way to the end of the <br />block. <br /> <br />Mr. Voss stated this is another thing they felt was important. When they moved the grocery store <br />to the west it provides a great attraction, but they need to draw people into the center of the area. <br /> <br />Commissioner Van Scoy stated he knows they are looking at this as a stand-alone project, but it <br />is difficult to look at the changes being asked for, especially the residential change, which was <br />residential because it bordered parkland. <br /> <br />Assistant Community Development Director Trudgeon indicated there were some earlier plans, <br />which showed it as commercial, but it did end up as residential in the end, after much discussion. <br /> <br />Commissioner Van Scoy stated he thought that was a good use. He asked what the developer <br />sees in the areas where nothing is indicated at this point. <br /> <br />Mr. Voss stated they were not involved in the original plan, but would see it as a drawing point <br />for the residents to the north, to get them into the retail area with coffee shops and such. He <br />indicated they are looking for feedback, and if the Planning Commission says it has to be a hard <br />line for the residential area that is what they will work within. <br /> <br />Commissioner Van Scoy stated since the developer does not own the other land they cannot say <br />what will happen to it, and asked how the City could mesh those areas together so they work with <br />each other. <br /> <br />Planning Commission/April 1, 2004 <br /> Page 20 of 22 <br /> <br /> <br />
