Vice Chair Johnson asked if that was true for water as well. <br /> <br />City Engineer Jankowski stated he believes it is. <br /> <br />Vice Chair Johnson asked if Staff believed this to be a natural extension. <br /> <br />City Engineer Jankowski stated he does. <br /> <br />Commissioner Brauer asked if there was any EIS or EAW requirements. <br /> <br />Assistant Community Development Director Trudgeon indicated as they head down the road to <br />look at services in the rest of the City it will trigger the need for an EAW, but for this project <br />there are no mandatory environment requirements. <br /> <br />Vice Chair Johnson stated they will get into sewer discussion in time, but short of stopping <br />development here for a year, they need to make a decision if this is a reasonable move. <br /> <br />Commissioner Brauer asked if this project would set a precedent that would affect other lots in <br />the city. <br /> <br />Assistant Community Development Director Trudgeon stated they could find precedent on any <br />action, but are looking at this on its own merit. He indicated the proximity of the town homes <br />and the sewer trunk line across Sunfish Boulevard makes it seem reasonable. <br /> <br />Motion by Vice Chair Johnson, seconded by Commissioner Jeffrey to recommend that the City <br />Council adopt the resolution approving the request and authorizing Staff to submit the <br />Comprehensive Plan Amendment to Metropolitan Council contingent upon the applicant <br />receiving preliminary plat approval of Alpine Woods. <br /> <br />Motion carried. Absent: Chairperson Nixt. <br /> <br />Case//3: <br /> <br />Request for Preliminary Plat Approval of Alpine Woods; Case of Oakwood <br />Land Development <br /> <br />Presentation <br /> <br />Associate Planner Geisler advised that Oakwood Land Development has applied for preliminary <br />plat approval to create a total of 26 urban single-family lots on six existing parcels. She stated all <br />the proposed lots meet urban single-family standards for lot width, size, and frontage on a public <br />road. She indicated there are substantial wetlands on the proposed plat that will need to be <br />encumbered with drainage and utility easements on the final plat.
