Motion by Board Member Johnson, seconded by Board Member Watson, to approve the <br />following minutes as presented: <br /> <br />1) Board of Adjustment public hearing and regular meeting minutes dated March 11, 2004. <br /> <br />Motion carried. Voting Yes: Vice Chair Van Scoy, Board Members Johnson, Watson, Brauer, <br />Jeffrey, Shepherd and Watson. Voting No: None. Absem: Chair Person Nixt. <br /> <br />PUBLIC HEARINGS/BOARD BUSINESS <br /> <br />Case #1: <br /> <br />Request for a Variance to Front Yard Setback in Order to Construct an <br />Addition onto an Existing Principal Structure; Case of Chris and Ann <br />Lamprecht <br /> <br />Presentation <br /> <br />Associate Planner Wald advised Chris and Ann Lamprecht live at 17060 Bison Street and they <br />would like to construct an addition onto their existing home in order to expand their kitchen, <br />dining room, and from entryway area. She stated City Code establishes a 40 foot from yard <br />setback for all structures. Mr. And Mrs. Lamprecht are proposing to construct an addition that <br />would encroach 6 feet into the front yard setback and therefore have applied for a variance. <br /> <br />Associate Planner Wald stated the subject property poses several constraints that limit the <br />applicant's options to locate an addition in a manor that would meet the setbacks established in <br />City Code. She indicated the principal dwelling is located in close proximity to a detached <br />garage, in-ground pool, septic tank and drain field, and mature trees. She noted these constraints <br />were established prior to the owners purchasing the property. <br /> <br />Associate Planner Wald stated upon further review of the architect's plans, she believes this is <br />the best placement. She indicated the applicants have put a lot of money into looking at other <br />options, but due to the physical limitations there is not a reasonable option. <br /> <br />Public Hearing <br />Vice Chair Van Scoy opened the public hearing. <br /> <br />Motion by Board Member Johnson, seconded by Board Member Jeffrey to close the public <br />hearing at 7:07 p.m. <br /> <br />Motion carried. Voting Yes: Vice Chair Van Scoy, Board Members Johnson, Jeffrey, Brauer, <br />Shepherd and Watson. Voting No: None.
