Motion by Board Member Johnson, seconded by Board Member Brauer to adopt Resolution #04- <br />04-__ adopting Findings of Fact #0 favorable to the applicant relating to Mr. and Mrs. <br />Lamprecht's request for a variance to the front yard setback on the property located at 17060 <br />Bison Street. <br /> <br />Motion carried. Absent: Chairperson Nixt <br /> <br />Case #2 <br /> <br />Request for a Variance from Lot Width Requirements; Case of Jerry Bouta <br /> <br />Presentation <br /> <br />Associate Planner Wald advised Jerry Bouta is requesting a variance to the minimum lot width <br />requirement on an existing lot of record in order to sell the parcel to a buyer that desires to <br />construct a home. The subject property is approximately 1 acre in size, and is zoned R-1 Single <br />Family. She stated the City Code allows development on existing lots of record that do not meet <br />the current acreage requirements. She indicated City Code does not permit, without the issuance <br />of a variance, the development of a home on a lot that does not meet the minimum lot width <br />requirements. She stated the subject property is located adjacent to Sodium Street and measures <br />188 feet at the 40-foot building setback line. <br /> <br />Associate Planner Wald advised soil borings show there is sufficient room for a septic system <br />and an alternate site. The applicant will need to determine the 100 year flood plain elevation and <br />construct a house with the lowest floor elevation at least 2 feet above the 100 year flood <br />elevation. <br /> <br />Associate Planner Wald indicated City Staff recommends approval of the variance. She noted <br />Staff has received two letters in opposition, which have been given to the Planning Commission. <br />She indicated the concern is that construction of this home is not compatible with the <br />surrounding acreage; however this lot will be very comparable in size and front lot width. She <br />showed a site map outlining the acreage and front lot widths in the neighborhood, noting they <br />were very consistent with the subject property. <br /> <br />Public Hearing <br /> <br />Vice Chair Van Scoy asked if this was an existing lot, and Associate Planner Wald stated it is. <br /> <br />Board of Adjustment/April 1, 2004 <br /> Page 3 of 8 <br /> <br /> <br />
