"The parking lot in Flintwood 5 would cause a runnoff problem in my yard."

'2. The new development would eliminate this natural drain
and necessitate construction of a new drainage system.

3. Construction of this drainage system would destroy many
beautiful, mature trees.

D. High traffic through street right through the development.'
"You saw what happened when you wanted to reroute Hwy. #47."

'II. The plan should also be unacceptable to the city, as well as
Flintwood I residents.

A. For the reasons mentioned earlier.

B. Traffic problems caused by population density which is too
high for reasonably constructed and located roads.

1. 355 housing units means about 1000 people concentrated in
approximately 50 acres (600-700 cars).

a. 10% of present Ramsey population living on less than
.25% of Ramsey land.

2. Ramsey's present population density is approximately .5
people/acre.

3. Stoplights and wider existing streets would be necessary.

C. Through street cannot be constructed without causi~.g a
traffic problem on Highway 5 or Highway 47.

D. The concentration of low cost multi-family dwellings may not
be attractive at the entrance to our city.

III. Alternatives in order of decreasing desirability by Flintwood I
residents.

A. Develop similar to Flintwood I (i.e. 1 acre lots).

B. Develop with single family homes on 1/2 acre lots.

If even further population density is required, develop with
signel family homes adjacent to Flintwood I and a small
number of multi-family homes further east.

D. In all of the above cases.

1. All commercial property along Hwy. 47.
2. Half and one acre lots bordering Flintwood I with homes
of equal or greater value.
P & Z/Public Hearing/December 1, 1987
