City Engineer Raatikka noted that if a public floodway or waterway is
available, the plat may use that if there is an outlet; otherwise, the city
requires ponding areas. If water will stay within the plat, then ponding
areas are required; the distinction is whether there are public waters
available.

The Commission reviewed the City Engineer's letter and discussed lot widths
and the building setbacks for Lots 9 and 10 of Block 1 and commented that
they would rather see those lines redrawn and grant a variance to lot width
for Lot 9 of Block 1.

Motion by Commissioner Howell and seconded by Commissioner Holm to
recommend approval of Mr. Bauer's request for preliminary plat approval of
Ford Brook Estates 3rd Addition contingent upon review and approval of the
preliminary plat by Burns Township, with a variance to Lot 2, Block 2
for access onto Cty. Rd. #7, a variance to Lot 9, Block 1 for lot size
in order that the boundary between Lots 9 and 10 in Block 1 can be redrawn
to increase the lot width of Lot 10.

Further Discussion: The Commission requested the revised be brought back
to the Planning and Zoning Commission as an information item only and that
the plat proceed to the City Council.

Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Holm,
Hendriksen and Howell. Voting No: None. Absent: Commissioners LaDue and
S humw ay.

Case #6: Discussion Regarding Vacancy On Commission:

The Commission directed city staff to request Mr. Terry, Mr. Sharp and Mr.
Dussl for another interview session at the Commission's regular meeting in
September at 7:00 p.m. Staff should also notify and urge all commissioners
to attend the interview session.

Case #7: Information Items:

The Commission noted information items contained in the agenda.

ADJOURNMENT

Motion by Commissioner Howell and seconded by Commissioner Hendriksen to
adjourn the regular Commission meeting.

Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Holm,
Hendriksen and Howell. Voting No: None. Absent: Commissioners LaDue and
Shumway.

The meeting adjourned at 9:58 p.m.

Respectfully submitted,

ALN: sf Planning &

Zoning Commission/August 11, 1987
