Case ~4: Request For Preliminary Plat Approval Of Boser's Evergreen <br /> ~ates; Cas~ Of Mr. Mci Boser: <br /> <br />The Commission reviewed the City Engineer's letter dated June 2, 1987. <br /> <br />Motion by Commissioner Shumway and seconded by Commissioner LaDue to <br />recommend City Council approval of Mr. Boser's request for preliminary plat <br />approval of Boser's Evergreen Estates with the following terms: <br /> <br />1. A variance will be granted to cul-de-sac length. <br /> <br />2. A variance will be granted for access from Lot I, Block 1, onto <br /> Variolite Street N.W. <br /> <br />3. Soil borings will be required for Lots 1 and 2 of Block 2. <br /> <br />4. A variance to minimum lot size will be granted for lots on Block <br /> 1. <br /> <br />Motion carried. Voting Yes: Chairman Z{~,merman, Commissioners LaDue, Holm <br />and Shumway. Voting No: None. Absent: Commissioners Hendriksen and <br />Howel 1. <br /> <br />Case #5: Request For Preliminary Plat Approval Of Pine Cove; Case Of <br /> Mr. Gilbert Menkveld: <br /> <br />The Commission reviewed the City Engineer's letter dated June 2, 1987. <br />Item #6 of that letter indicates the frontage on Lot 1, Block 2 should be <br />increased to allow for an access onto Sapphire Street rather than onto Cry. <br />Rd. ~63. Commission consensus was that relocating the common lot line <br />between Lots 1 and 2 to the south would result in sufficient frontage and <br />distance from the intersection of Sapphire and Cry. Rd. #63 to allow for a <br />driveway onto Sapphire; the adjustment would result in the need for a <br />variance to minimum lot size requirements for Lot 2. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Shumway to <br />recommend City Council approval of Mr. Menkveld's request for a preliminary <br />plat approval of Pine Cove with the following terms: <br /> <br />1. A variance to cul-de-sac length will be granted. <br /> <br />2. No soil borings will be required. <br /> <br />4 <br /> <br />The common lot line between Lots 1 and 2 of Block 2 shall be <br />relocated to the south to allow Lot 1 to access onto Sapphire <br />Street; a variance to minimum lot size will be granted to Lot 2. <br /> <br />4. A utility easement will be provided between Lots 2 and 3 of Block <br /> 2. <br /> <br />Further Discussion: Commissioner LaDue referred to the City Engineer's <br />letter dated June 2, Item #2, which indicates that the slopes on Lot i of <br />Block 2 are not suitable for on-site disposal systems and inquired if this <br />would be addressed by the Commission.
