Voting No: None. <br /> <br />Case #3: Request For Metes And Bounds Subdivis'ion; ~a'se'Of Mr. Gsrne~t <br /> Pettersen: <br /> <br />Mr. Pettersen was present requesting a metes and bounds subdivision of his <br />property on the east side of Ramsey Blvd. from the property on the west <br />side of Ramsey Blvd. N.W. The parcel on the east side is approximately 5 <br />acres and the parcel on the west side is approximately I acre. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Zimmerman to <br />recommend approval of Mr. Garnett Pettersen's request for a metes and <br />bounds subdivision based on prior agreements in similar situations where a <br />road created a subdivision. <br /> <br />Further Discussion: Commissioner LaDue inquired whether the subdivision <br />created a substandard lot. Chairman Peterson noted that Mr. Pettersen may <br />need a variance but the subdivision acknowledges a buildable lot assuming <br />soils are acceptable. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Zimmerman, <br />LaDue, Howell, Holm, Hendriksen and Shumway. Voting No: None. <br /> <br />Case #4: Request For Metes And Bounds Subdivision; Case Of Mrs. Ad,line <br /> <br />Mr. Karst (Mrs. Karst's son) was present requesting a metes and bounds <br />subdivision to split 4.3 acres on the south side of County Road. #5, <br />bordering Cry. Rd. #56, into 2 parcels and the larger parcel on the north <br />side of Cry. Rd. #5, bordering Coquina Street, into 4 parcels. <br /> <br />After some discussion, Chairman Peterson stated there is a 2-1/2 acre <br />minimum lot size in this area but there should be no problem with allowing <br />the split of the 4.3 acre parcel into 2 lots. Chairman Peterson suggested <br />that Mr. Karst review the proposed plan with the County; that the lots <br />created in the 4.3 acre parcel have a common access onto Cty. Rd. #56; that <br />two of the lots on the north side of Cty. Rd. #5 have a common access onto <br />Cry. Rd. #5 and the two remaining parcels have access onto Coquina Street. <br />Chairman Peterson continued that if the County approved the sketch plan of <br />the plat, then Mr. Karst should proceed to the preliminary plat with all of <br />it's requirements. <br /> Planning & Zoning/May 5, 1987 <br /> <br />Page 4 of 7 <br /> <br /> <br />
