Motion by Commissioner Howell and seconded by Commissioner Shumway to <br />recommend that Mrs. Adeline Karst proceed to preliminary plat upon receipt <br />of County approval of accesses and plat. <br /> <br />Further Discussion: Chairman Peterson recommended that the Karst's may <br />want to hire a local surveying firm and noted that Coquina would have to be <br />upgraded at developer's cost. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Zimmerman, <br />LaDue, Howell~ Holm, Hendriksen and Shumway. Voting No; None. <br /> <br />Case #5: REquest For Metes And Bounds 'Subdivision; Ca~'~ Of Mr, Wayne <br /> <br />Mr. Peterson was present requesting a metes and bounds subdivision of two <br />parcels, one 3.5 acres and the other 4 acres in size, with the same <br />property identification number. <br /> <br />The Commission expressed concern with the wetlands in the area and the <br />buildability of the newly created lot. <br /> <br />Mr. Peterson stated that he had no plans to develop the western parcel. <br /> <br />Motion by Commissioner Zimmerman and seconded by Commissioner Shuway to <br />recommend approval of the subdivision contingent upon soil borings and <br />percolation tests being provided prior to any building permit being issued. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Zimmerman, <br />LaDue, Howell, Holm, Hendriksen and Shumway. Voting No: None. <br /> <br />Case #6: Request FOr Metes And Bounds Subdivision; Case Of Mr~ John <br /> ~oeb: <br /> <br />Mr. Goeb was present requesting a metes and bounds subdivision of a 30 acre <br />parcel west of Cry. Rd. #5, south of 173rd Avenue N.W. Mr. Goeb is <br />proposing to use Trott Brook as a natural boundary for the subdivision to <br />create one 22 acre parcel and add the remaining 8 acres south of Trott <br />Brook to the existing parcel south of it. This proposal differs from that <br />reviewed by the Commission in March which would have created a 22 acre and <br />an 8 acre parcel; that proposal was recommended to proceed with minor <br />platting and review by the Park Commission. <br /> <br />Commission consensus was that the Park and Recreation Commission should <br />review the reconfigured subdivision; that the Park Commission should <br />consider an easement along the Brook throughout the entire property. <br /> <br />Motion by Commissioner Hendriksen and seconded by Commissioner Holm to <br />recommend approval of Mr. Goeb's request for a metes and bounds subdivision <br />contingent upon review and recommendations by the Park and Recreation <br />Commission. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Zimmerman, <br />LaDue, Howell, Holm, Hendriksen and Shumway.
