Mr. Menkveld's request for sketch plan review. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Zimmerman, <br />Shumway, Deemer, LaDue and Howell. Voting No: None. Absent: <br />Commissioner Hendriksen. <br /> <br />pUBLIC HEARING CONTINUED <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Howell to call <br />the public hearing for Mr. Menkveld's request for rezoning and preliminary <br />develol~nent plan review for planned unit development back to order. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Z immerman, <br />Deemer, Shumway, Howell and LaDue. Voting No: None. Absent: <br />Commissioner Hendriksen. <br /> <br />The regular meeting recessed at 9:05 p.m. in order to continue the public <br />hearing. <br /> <br />Chairman Peterson called the regular meeting back to order at 9:06 p.m. <br /> <br />Request For Rezoning And Preliminary Development Plan Review <br /> For A Planned Unit Development: Case Of Mr. Gilbert Menkveld-. <br /> <br />Chairman Peterson stated that the subject property is currently zoned <br />Industrial and Mr. Menkveld is requesting rezoning to P.U.D. with the idea <br />of developing the front portion of the lots with residential uses and the <br />rear portion of the lots with commercial uses. Chairman Peterson noted <br />that P.U.D.'s do not give the developer any benefits he would not have <br />normally had; it allows for development with a concept to be followed <br />through. <br /> <br />Motion by Commissioner Deemer and seconded by Chairman Peterson to direct <br />that the revised covenants distributed just prior to the meeting, rather <br />than the covenants included in the agenda, be subject to Planning and <br />Zoning ' s review. <br /> <br />Further Discussion: Ms. Norris noted that Mr. Goodrich had reviewed the <br />covenants that is included in the agenda but not the revised covenants <br />distributed just prior to the start of the meeting. Mr. Raudio stated that <br />he will have Mr. Goodrich review the latest version of the covenants. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Z immerman, <br />Shumway, Deemer, LaDue and Howell. Voting No: None. Absent: <br />Commissioner Hendriksen. <br /> <br />The Commission proceeded to review the most recent version of the <br />covenants. <br /> <br />Commissioner Deemer suggested that the covenants contain specific language <br />reflecting that no part of the business will be all(~;ed to take part in the <br />hc~e; all business uses must be restricted to the rear portion of the lot. <br /> <br />Motion by Commissioner Howell and seconded by Commissioner Deemer to <br />recommend that City Council approve Mr. Menkveld's request for rezoning <br /> Planning & Zoning/Aril 7, 1987 <br /> <br />Page 6 of 10 <br /> <br /> <br />
