Case #4: P~uest For Concept Review Of Planned Unit Develo_E~ent <br /> ~roposal: ~Case Of Mr. Art Raudio: <br /> <br />Mr. Raudio was present to again review his proposal for a planned unit <br />develo~ent south of 149th Avenue and west of Cty. Rd. 956 for residential <br />development with hcme occupations. The discussion focused on the proposed <br />covenants for the development. Mr. Raudio stated that one change he would <br />make is to signing in the area; he would prefer that using raised letters <br />rather than routed wood be required. <br /> <br />The Commission advised that Mr. Raudio engage a land use attorney to review <br />the proposed covenants. <br /> <br />Request For Sketch Plan Reviews: Case Of Mr. Gilbert Menkveld: <br /> <br />Mr. Menkveld was present. <br /> <br />A. Sketch Plan Review Of Minor Subdivision East Of Pondvale Estates And <br /> South Of 149th Lane - <br /> <br />Mr. Raudio stated that per the Commission's recommendation of January 20, a <br />request for a minor subdivision is being requested to divide the property <br />east of Pondvale Estates and south of 149thLane into two parcels and one <br />outlot. <br /> <br />Commissioner Deemer noted that development of the lots should be planned <br />with future subdivision in mind. <br /> <br />Motion by Commissioner Zimmerman and seconded by Commissioner Deemer to <br />recommend approval of Mr. Gilbert Menkveld's request for a minor <br />subdivision east of Pondvale Estates and south of 149th Lane N.W. <br />contingent upon providing soil borings and entering into an agreement with <br />the City of Ramsey to perform any improvements necessary to render the lots <br />buildable prior to the signing and filing of the final plat. <br /> <br />Further Discussion: Commissioner Deemer stated that the intent of the <br />motion is that no building permits will be issued until lots are proved <br />buildable. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Deemer, <br />Zimmerman, Shumway, Howell, Hendriksen and LaDue. Voting No: None. <br /> <br />B. Sketch Plan Review Of A Proposed Plat At The Corner Of Variolite And <br /> County Rd. 963 - <br /> <br />Mr. Raudio stated that the proposal is to divide 16 acres into six 2-1/2 <br />acre lots with 3 cc~mmon driveways accessing onto Cty. Rd. 963. <br /> <br />Cormmissioner Deemer noted that this particular stretch of county road is <br />very dangerous and deviating from the city's policy of not allowing <br />individual accesses onto county roads would be a catastrophe in this case. <br />Commissioner Deemer also questioned whether or not this plat is 16 acres in <br /> P & Z/February 3, 1987 <br /> <br />Page 6 of 10 <br /> <br /> <br />
