Prior to making formal application for subdivision <br />or consolidation of unplatted lots or tracts of land, the owner or <br />subdivider shall meet with the Building Inspector and present a sketch <br />plan for preliminary approval. The sketch plan shall be sufficient to <br />show the Building Inspector the intent of the owner. If the proposed <br />sketch plan meets the general criteria of this ordinance, the Building <br />Inspector shall authorize the owner to proceed with the final plat. <br /> <br />Upon approval of the sketch plan by the Building Inspector, the owner <br />shall file a formal application for such subdivision or consolidation <br />with the Building Inspector together with a copy of a preliminary final <br />plat showing the proposed dimensions of the lots or tracts to be <br />divided or consolidated. A written description of the proposed plat <br />shall be included with the proposed plat. The plat shall also show the <br />location of all buildings then existing and all proposed structures to <br />be built upon the lots to be divided or consolidated. <br /> <br />Fees. Upon receipt by the Building Inspector of the application <br />required by Subdivision 2 and upon the payment by the applicant of the <br />fee, the Building Inspector shall make a physical inspection of the lot <br />or lots proposed to be divided or consolidated. <br /> <br />The application fee for division or consolidation of unplatted lots <br />shall be set by Council resolution and shall include all park fees and <br />costs incurred by the City Staff in review of the application. <br /> <br />In addition to the application fee, $300.00 shall be placed in escrow <br />with the City which will be utilized to defray expenses incurred by the <br />City in employing the services of the City Engineer, City Attorney and <br />other professional consultants in review of the proposed plat. If <br />after final action on the proposed plat a surplus balance remains in <br />the City's account, said surplus balance shall be refunded to the <br />subdivider. <br /> <br />Plat Requirements. Required data for platting under this Ordinance <br />shall be as follows: <br /> <br />a. Identification and description - same as required in Section <br /> 170.037A. <br /> <br />Existing conditions - only items 1, 2, 3 and 4 of Section 170.037B <br />required. <br /> <br />c. Design features - only items 2, 5 and 6 of Section 170.037C. <br /> <br />d. Additional information: <br /> <br />1) Statement of proposed use of lots. <br /> <br />2) <br /> <br />Dedication of street right of way in conformance to City <br />standards if not previously dedicated. <br /> <br /> <br />
