REQUEST FOR PRELIMINARY PLAT APPROVAL; CASE OF Mr. ALLEN SORTEBERG: Mr. Allen Sorteberg is requesting preliminary plat approval for Sorteberg's Second Addition which is located at the northeast corner of Armstrong Blvd. NW and 157th Avenue NW. That plat consists of four 2~ acre lots out of a 40 acre parcel with the remaining 30 acres as an outlot. ~ The Planning and Zoning Commission held a public hearing on this item at their meeting of March 1, 1983 and have recommended approval contingent upon compliance with the City Engineer's recommendations. Inasmuch as Mr. Sorteberg is responsible for only half of thelstreet, it would seem appropriate to order a feasibility report for the entire street and conduct a public hearing accordingly. If the decision, based on that public hearing, is to not blacktop the streets, then we would recommend that Mr. Sorteberg be granted a variance to that section of the ordinance. The following items are included as enclosure (D3-b) for your considera- tion: a) Applicant's application b) Notice of public hearing c) Properties notified d) City Engineer's report dated February 24, 1983 e) City Assessor's park fee determination f) Planning and Zoning Commission public hearing meeting minutes dated March 1, 1983 g) Planning and Zoning Commission regular meeting minutes dated March 1, 1983 h) Copies of the preliminary plat will be available at the meeting Council Action: Your action in this matter should be to adopt resolu- tions ordering a feasibility study and calling for a public hearing which would be held June 14, 1983 along with the other public hearings as well as approve/disapprove the plat.
