This site is largely bordered by trunk highway 47 <br />on the west, by Barthel's Rum River Acres on the south, by White <br />Pines Estates and Helium Street on the east, and by Brook View <br />Estates on the north. <br /> <br /> The entire site comprises approximately 140 acres of privately <br />held land. Approximately 100 of these acres would be utilized <br />for golf course and clubhouse facilities; approximately 25 acres <br />would be utilized for single family housing and roadways; aDproxi- ~ <br />mately 6 acres would be utilized for future multiple family <br />outlots, and approximately 10 acres for rural commercial develop- <br />ment. <br /> <br /> In addition, the development proposes the usage, on a lease <br />basis, of approximately 6 acres of presently municipally owned <br />park land located adjacent to the privately held land. <br /> <br /> Finally, the westerly portions of Lots 10, 11 and 12, Block <br /> <br />2, White Pine Estates, which are not developable, also would pro- <br />vide an additional 10 acres of land for usage for golf course <br />fairways and the like. Total available acreage therefore <br /> <br />approaches approximately 160 acres. <br /> II. DEVELOPERS <br /> <br /> The development is controlled by Rum River Hills, a Joint <br />Venture consisting of Wesley and Della Bulen, Thomas and Paula <br />Anderson, and Berglund &Dorn, a PartnersbiD. This Joint Venture <br />has contractually agreed to participate in the implementation of <br />the Planned Unit Development. <br /> <br /> A. Operation and Management.
