No public <br />hearing is required for the final plan, and upon approval by the <br />Planning Commission, the City Council takes final action on the <br />final plan. At this point, the Planned Unit Development would be <br />deemed to be a zoning change, and the zoning map of the City <br />would be amended accordingly, classifying the area within the <br />boundary of the Planned Unit Development as "Planned Unit <br />Development". Reference would then be made to the final plan and <br />drawings to the specific usages within the Planned Unit Develop- <br />ment. <br /> <br /> Although the Planned Unit Development ordinance of the City <br />of Ramsey allows some rather liberal time frames in which to <br />evaluate portions of the plan, it is suggested by the developers <br />that this particular are~ of Ramsey has been well studied. Wes <br />Bulen's parcel has already received a change in zoning approving <br />it for golf course development. The City has known of the <br />development plans of the northerly portion for several years, and <br />has previously given concept approval to a residential development <br />of 2!~ acres per lot, subject only to review and approval by the <br />Twin Cities Metropolitan Council. <br /> <br /> It is therefore hoped that the development proposal would be <br />acted upon by the City without any additional delays. <br /> <br />-11- <br /> <br /> <br />
