Although title to the park land would remain with the <br /> City, it is probable that the land could then be returned to the <br /> tax rolls because of its private usage. <br /> <br />C. Usage_qf portions of certain existinq White Pines lots. <br />Lots 10, 11, and 12, Block 2, White Pine Estates, would abut <br />the golf course on the east. However, the rear portions of these <br />lots contain over 10 acres of land which is essentially nonusable <br />for any active development purpose. The land would make an <br />excellent site for one or more holes on the golf course, and <br />could be obtained by the usage of private easements. <br /> <br /> In all probability, so long as there is to be no structural <br />construction on these lots, municipal approval for the usage of <br />the westerly portion of these lots is probably not required. <br /> <br />However, the concept is brought to the attention of the municipality <br />in an effort to gain the approval of the municipality to the con- <br />cept of also using the backs of these lots, thereby creating a <br /> <br />more spacious environmen~ for the development in general. <br /> V. IMPLEMENTATION <br /> <br /> Implementation of the Planned Unit Development takes place <br /> <br />with the approval of a preliminary plan, which would be, in <br />essence, concept approval of the written portion of the plan. In <br />addition, concept approval of the schematic drawing is entailed <br />in the preliminary stage. <br /> <br /> The Planning Commission is to make recommendations to the <br /> <br />City Council regard.ing the preliminary plan. The City Council is <br />to hold a public hearing and grant tentative approval or rejection <br />of the plan. <br /> <br />-10- <br /> <br /> <br />
