In evaluating its second proposed <br />small lot, single-family project,--the city is emphasizing that significant <br />attention should be given to the following features, which it believes will <br />enhance project amenity'and livability. ~ <br /> <br />Grouping driveways to make the most of front'yard open space. <br /> <br />Upgrading building materials on ~he fronts of units to include <br />6rick~ natural woods, ~asonry stucco~or a compatible combination of <br />these material~. ' - <br /> <br />Offsetting garages to provide more varied front building elevations. <br /> <br />Using sensitive streetscaPe detaiiing, including decorative street <br />lighting, groupings of Standardized mailbox supports, quality project <br />identification signs and enhanced boulevard, front yard and rear <br />yard landscape plantings provided concurrently with the construction <br />of the housing unit. <br /> <br />Adopting restrictive covenants to control the storage of recreational <br />vehicles on individual lots. <br /> <br />A Formal Housing Price Limit May Not Be Needed <br /> <br />Initially, housing price limits appeared necessary to ensure that cost savings <br />from reduced development standards would be passed on to buyers. But the price <br />limitations applied to Shannon Park were not really needed to guarantee <br />affordable housing costs. In Shannon Park competition in the marketplace has <br />resulted in housing sales prices below many of the price ceiling categories <br />applied to the project.
