I <br /> I <br /> <br />! <br />! <br />I <br />! <br />I <br />! <br />I <br />i <br /> <br />The "donation" of any additional easements <br />would cause hardship in that Lots 2 and 3 <br />would be virtually unbuildable. <br /> <br />o <br /> <br />A "frontage road" would be used as a parking <br />area and would also detract from the aesthetic <br />value of the site. <br /> <br />If a traffic problem were to surface, as per <br />the County ltighway Engineer, a "Right Turn <br />Only" exit could then be implemented at one <br />or both access points. <br /> <br />o <br /> <br />The impractacality of a "frontage road" is <br />noted by the fact that the Kerrsen residence <br />is 87 feet from the centerline of County <br />Road #5, <br /> <br />10. <br /> <br />Installation of a cul-de-sac at each location <br />would multiply the vehicle use, impact <br />household security, and again be a City <br />maintenance item. <br /> <br />SUMMARY <br /> <br /> If this parcel had been all high, fully useable land, a <br />frontage road undoubtedly would have been addressed in our <br />design, this however is not the case. <br /> <br /> The use of the property as a PUD cannot be facilitated <br />because of the inability to achieve adequate financing for <br />an unsewered area. <br /> <br /> I would ask each councilmember to go to the site and <br />position themselves at the Easternmost edge of where a <br />"frontage road" would be placed (approximately 90 feet from <br />County Road Centerline) and make the assessment of the <br />practicality of such a need. I know each of you have driven <br />by this site "a thousand" times, but until you have physically <br />stood at that location can you truly assess the validity of <br />my request. <br /> <br />Respectfully Submitted, <br />Delano D.
